This is to inform potential buyers in the Tampa, Florida area of an unethical realtor in that area.
We used our realtor to negotiate and purchase a home in the Carrollwood Reserve area of Tampa. The realtor who had listed the property was Dennis M. Paull who represents Prudential Tropical. I would highly recommend to our readers to not do business with this company and specifically this agent.
Before listing your home with himor buying a home from him, be aware that it may lead to problems that could result in a lawsuit.
Mr. Paull, in my opinion, was not a reputable realtor. He lied to us on at least 2 occasions. He was responsible to provide us a disclosure of the property we were buying. While we were given a disclosure, it did not say that several items were not workingand in some cases, not even hooked up. We relied on this disclosure in making our decision to buy. Under Florida Law, the realtor is liable as well as the selling party.
Mr. Paull assured us he would have the owner of the property come to our new home and show us how everything worked. This included the swimming pool, water softener, sprinkler system and general information for the gated community where we purchased the home. He did not do this! He informed me that it was my fault that this was not done! He said it was because of the fact I was upset at the closing!
I was upset because again, Mr. Paull had lied to us. He assured us the day before we could move our family into the home on the day of closing. We have a son who is diabetic. We had our electricity turned off at our present residence and the electricity turned on at the new home. This was important for us to movehe knew this and did not even show up at the closing but simply called and told the title company we could not have the keys. He knew the loan was funded and funds were wiredyet, he would not allow us access! He did not have the seller at the closing and he himself was not there! Yes, I was upset at being lied toand I am still upset with the lies he continues to tell.
The disclosure was not accurate. It did not say that the water softener was not working or had not been for some time! I had 3 separate water companies examine the equipmentall 3 gave me the same answer. The system did not work and had not worked and all told me that the owner had to know this. It was even more obvious when we noticed that the by pass was turned on and the filtration under that sink had been completely disconnected. These were items not disclosed.
I have never had a pool, so I am unfamiliar with how this works. I have had to pay to have a company come out and school me on this. This was another lie told by Mr. Paul from Prudential Tropical. He specifically told my wife and I that he would make sure the owner did this. The same lie was told about the sprinkler system and again I had to pay more money to have a company assist with this.
Mr. Paull did not even have the owner of the home (or himself) present at the closing, which was arranged by him! We had to wait almost an hour after we had signed papers for the owner to bring us the keys.
This was the worst buying experience I can imagine. Mr. Dennis Paull is not someone you want to deal with when spending this much money for a home. I have been out of pocket an additional $1,850.00 for expenses I should not have had.
I have turned this matter over to my attorney and we will keep this site posted. It is our intent to file suit against the seller, Mr. Dennis Paull and Prudential Tropical.
If you are looking to buy a home in the Tampa area, take heed if you are using Prudential Tropical or Mr. Dennis Paull. With all of the good realtors in the Tampa area, you have plenty of other options.
