Ryszard Huzior - Debbie Bross Realtor Representing ERA Lambrecht And Associates deceitful sales practice and failure of full disclosure of issues to real estate purchased ripoff

Realtor Debbie Bross represents independent real estate investor Ryszard Huzior in numerous real estate transactions in the last two years. Mr. Huzior buys homes and acts as if he is moving in with a family to decieve owner's and neighbors and then takes home, does nothing to fix home except minor cosmetic work and then has Realtor Debbie Bross act as agent and convince perspective home buyers of using her as a dual agent in the transaction and recieve double commissions.

Mr. Huzior claims Home exemption on all his property's to take more money from the City of St. Petersburg and he flips property's writing false disclosures in the statements at the time of sale of the property. Debbie Bross doesn't disclose any of the known issues from the owner who sells the homes to Mr. Huzior and she embelishes to say the least on the condition of the property.

She goes to the extent of calling her homes perfect and nothing wrong and encourages buyers to not get a home inspection and buy as is so they can get a better price. She never discloses that Mr. Huzior is an investor who she does numerous business with and shows no real knowledge of the property other than the price which she attempts to push on buyers.

My wife and I were first time home buyers and we believed in the realtor and took her for her word naively. After moving in a week we spoke to neighbors who warned us of the issues, including:

Leaky roof (old roof), sprinklers broken, Pool leak and pool light burnt out needing a new transformer, hardwood floors ruined from flooding, and water softner not funcitional.into one month of living at the home, we had to fix the water softner (hadn't been working in a year since investor Huzior bought property, he didn't maintain it). Sprinklers weren't penetrating all of the landscape, (broken pipes and sprinkler heads), and pool light not just needing new circuity as realtor Debbie Bross told us. Debbie Bross also stated the pool light and sprinklers were fine and she would have someone come out and show us as soon as we moved in which among other things never happened. Debbie Bross promised to supply home inspection of Mr. Huzior and still never given to us which she gave her word.

Roof now began to leak after our first Florida rain on May 29 and we called Debbie Bross finally as this was something she claimed was not a problema and everything was perfect. She then denied every saying anything about us not getting a home inspection and pushed us off to the office manager and broker Mr. Lambrecht who only warned us of not slandering Debbie's name, his firm or the investor Mr. Huzior which is in a documented email. No apologies or offers to fix at least the roof as we have only lived at our 439 thousand dollar home for 62 days now with a new roof needed (four separate roof company's all estimated the roof and gave this report).

Three neighbors knew all these issues existed already and another neighbor accross the street also had the same negative situation with Debbie Bross and Mr. Huzior when they bought their home last year. The same partnership between Bross and Huzior was worked over on their first home.

Information was disclosed on the roof to Mr. Huzior, why didn't he supply this to us upon buying. He still would have made 50 thousand in 9 months and Mrs. Bross would have made her double commission off both our home and the neighbor accross the street, why couldn't they just give us the courtesy they were extended when buying? How much money is needed for one person at new home buyers expense? Breach of real estate oath to represent clients and terrible real estate practices by Mr. Huzior is ruining the real estate industry for Tampa Bay and the trust in Real Estate as a whole.

We would just like a new roof minimum even though we have already paid 2200 dollars in cost to fix sprinklers, pool, water softner, plumbing issues in less than 90 days of living in a half a million dollar home we had good dreams of and now we have aggravation and large costs to fix right after spending so much to buy our first home. This realtor and investore business practices have numerous neighbors in our area to bear witness to their ways and another home directly accross the street suffered similar downfalls.
