Under the Texas Landlord and Tenant Relations, Jeff Grenier LLC has violated a verbal contract that was expressly implied during the initial contractual agreement under the existing lease terms.in addition to violating the verbal contract, through the Internet I was successful in locating several former tenants who are prepared to submit signed affidavits to support my argument that Jeff Grenier made the same verbal commitment to puff the contract in his leases. Jeff Grenier made a verbal Covenant to upgrade one feature during the renewal of lease with Grenier properties. Each of the former tenants contacted have uttered Grenier puff the same verbal Covenant. The Texas Attorney General Landlord Tenant Rights utters:

The relationship between Texas landlords and their tenants is governed by several statutes, particularly Chapter 92 of the Texas Property Code, and by various court rulings. However, the most important source of information about your relationship with your landlord is your rental agreement, whether it is written or oral. I have contacted an attorney who is successful in Landlord Tenant litigation and has agreed to represent me in bringing forth the allegation as uttered.

1. Jeff Grenier became upset over a personal disagreement and retaliated by refusing to replace nearly six year old carpet.

2. Jeff Grenier reneged on his implied expressed contract to upgrade the property each year a new lease was signed. Grenier failed to provided the petitioners a lease for three years opting to keep the petitioners under the existing lease that was originally signed. Therefore, conditions under that lease were in place and the Covenant should have been fulfilled by Grenier properties.

3. Documentation of records of all repairs and dates.

4. Former tenants dispositions to support the argument of the petitioner.
