Jeff Grenier False Promises and Unwillingness to take responsibility for his actions

I have been renting under Grenier Properties since my marriage in 2004. Jeff Grenier started out as a good businessman/landlord. Grenier properties would commit to the things they promised; upgrades when we renewed our lease. However, when we moved to Grenier's second property on Tulane from 311 Rita Dr. Garland, Texas Grenier upon his own doing took us off a new lease renewal for two years. During this time, we were leasing under the conditions of a expired contractual lease, which meant he did not have to upgrade anything to the house.

Nonetheless, Jeff during each conversation I would have would have with him would state, " you and your wife are life family", Would you like to come over and view the Game, swim, or have dinner with Brenda and I? I never accepted any the invitations because I always suspected that Jeff was not at times always being honest in his offers. That suspension came real in 2011. Twice in the six years we lease under Jeff, we asked for a short delay in our rent no more than a week. When Jeff in 2011 signed us under a new lease, he skimmed over the lease not pointing out key points that were important under the contract.

Nevertheless, in January he called us one night under the auspices of wanting to come by and measure for new carpet install. While discussing the carpet he started telling us we owe him an additional 250.00 dollars for late fees. I began to try and consult with him how this came about, and he stated the last time he allowed us to be late he was charging us 50.00 per day. Jeff relented and stated, " just send 100.00 and that will settle it". We felt disrespected because Jeff, considered us family, those were his words consistently used to us. With that we felt Jeff should have explained to us if this is allowed this is the action he would have to take, he never did that, nor would even consider those statements he would make, which led us to ask for the short delay.

Nonetheless, Jeff refused to input the new carpet, as a businessman keep his word in replacing worn out carpet that has not been replaced in six years. This is unethical, and comes off as shady. Jeff will discuss your business with your neighbors, which he always did with me. Making negative comments about his relationship with them.in addition, no matter the dispute Jeff made a business committment to change out the carpet, but relented to retaliate against us.
