I also am starting to get behind with Vanderbilt Mortgage. So far, they have been relatively pleasant, but the tone is definitely changing. They have alluded that if I get one month behind, they will start foreclosure, but have never came right out and threatened it. For the record, I've been laid off for over 3 months now and am paying them (and everyone else) from my unemployment checks. This normally results in me having about $400 on the day when $539 is due.
One month, I tried to send them the $400, and was told not to as it would not be posted anyway. I was told to wait until I had the full payment before sending anything. I find this questionable, especially when considering they start talking about foreclosure if I'm even one month behind.
My only real beef is that when they call, if I don't answer, they leave a message. If I don't return their call within about 2 hours, they call my family members. I can't help but to see this as simple harassment! It's certainly a little embarrassing!

On a side-note, I don't know if rules change form state to state, and company to company, but when I lived in Illinois, I knew folks who were foreclosed on. Don't know who their company was. They also started receiving phone calls as soon as they fell behind, but they were 7 or 8 months behind before receiving any sort of written notification that foreclosure was being filed. They were 13 months behind before the foreclosure was final. I don't know how that applies to my situation, because this was during better times (the late 90's) and in a different state with a different mortgage lender.
