I purchased a home warranty policy, the Orange Plus, which was supposed to cover everything. My home was a total renovation. First, every time a repairman is sent to your home, you are charged a $65 service fee. They told me they did not cover bathtubs and that I would have to take care of the problem myself.
Second, my air conditioning unit went out in June, in 100 degree temperatures (New Orleans, Louisiana). I was told that it was not covered either because it was due to salt water. Even after the repairman that I contacted myself said it was the blower motor and not due to salt water from Hurricane Katrina, they still would not pay to have it fixed. I had to pay $365 out of pocket to have it fixed myself. I was told to send in the worksheet from my repairman and I would be reimbursed. I called several times and was finally told that it was not covered.
Well, enough was enough. This policy was $500. I called and cancelled the policy and asked to have the remaining $367 refunded to me. I was told it takes 6-8 weeks for this. I figured, if I am paying to have everything fixed, why do I need a home warranty? They put you through so much unnecessary trouble that it is ridiculous.
I have several girlfriends who are in the process of purchasing homes, and I told them, please do not get a home warranty policy through Home Warranty of America. It is only set up for the realtor to get a commission for selling their policies and for the insurance company to make money off of the consumer, because they certainly do not get anything fixed.
