I want to advise anyone considering purchasing a Timber Ridge Home in Granbury, Texas to carefully inspect their home before closing and not take the word of the builders, Mike and Dan Dunn, that the home is complete and ready for move in. My bad experience thus far has taught me that when either one of them say it is ready it isn't. The following is a story of my experience thus far and something I hope you will find educational.
I closed on my home in early May. My home purchase price was over $200k and based upon the price alone I hold the builder to a much higher standard. Upon moving in I started to immediatly encounter some problems. I promptly reported these problems to the sales person but their response time was slow to say the least.
My first problem was in my attic. I had noticed several bedrooms would not cool down adquately even with the AC running throughout the day. Upon inspecting my AC the technican used by Timber Ridge Homes said my attic had NO insulation in it. That's right NO insulation.
I reported this to the builder and finally after 4 weeks the insulation was added. Not having any insulation in your attic is a major issue that should have been caught by the builder if they walked the home.
The second major issue was with a window on the front of my house in the kitchen. After moving in I noticed the studs were exposed because of the lack of the header being placed at the top of the window. Essentially the studs and interior walls were exposed to the elements. After repeated attempts it took almost 6 weeks to get this repaired and completed. This is another item missed by the builder when they do their walkthroughs.
The third item is till ongoing. My AC has been nothing but a problem and has yet to be repaired and working properly. My AC and Heat come on at the same time thus creating mild air at best. The AC company the builder uses has come out 5 times and has yet to properly diagnose and repair the problem.
For now they have disabled my Heat so my AC will come on. The AC has also leaked a large amount of water from the attic into my ceiling in my kitchen. The sheetrock has been wet in two large areas and as a result has put large stains and mold in my ceiling.
I have been requesting this to be repaired for two weeks to date and haven't received a phone call from the builder Mike or Dan Dunn to give me an estimated repair date. Last week I stopped to talk to Mike Dunn in the community my house is in and where their currently building houses to talk to him about my concerns. He was drinking a beer with a resident and told me "I will get to it"! To date after 5 visits my AC is not repaired nor is my water damage in my ceiling.
I know from experience it takes time to repair warranty items on homes. I do feel 6 weeks in some instances is way beyond normal time. I also feel Timber Ridge Homes does not walk their homes during construction thus causing major items to be missed that are essential in calling a home "complete". I also feel they ignore or consider one of their home owners concerns small or insignifigant. I would caution anyone considering buying a Timber Ridge Home in Granbury, Texas Meander Estates to think and strongly consider their slow response time on warranty items and track record with me to not complet construction items prior to closing.
