About a year ago my husband and I decided to refinance our existing mortgage to get a lower rate. Lower rate we got and also the start of a very stressful and continuing horrible experience.
We went with a mortgage broker who seemed helpful, got us a reduced rate with a mortgage company serviced by Superior Bank in NY. Approximately 3 months later without notice our mortgage was sold off to Fairbanks Capital and it has been down hill from there.
I will say however that I did make a couple of late payments the end of last year with the way everything was going and my husband was out of work for a week with Lyme disease. I made arrangements with one of Fairbanks customer service reps, only to find out that those arrangements were no longer good enough when I called to verify they had received my payment by another customer service rep.
We now have incurred late charges, interest up the wazoo and are scraping to make payments so our house doesn't get taken away. They seem to have $645. Of ours in a reserve account but refuse to let us use it towards a mortgage payment. Was told that it was for Fairbanks to do as they pleased with it.
To me this is our money and I offered to send the balance of which would make a mortgage payment so we could again get caught up and was refused. Was blantly told you and your husband obivously don't make enough money to have a mortgage.
I had even taken out a loan through my credit union once already to pay them what they said we owed. Not sure where that all went.
It seems whenever you call Fairbanks you get different customer service reps who have different policies and ideas on how things are to be done. Sounds to me that they have a large personnel change over and their personnel are not properly trained. I have also had occasions where I tried to contact Fairbanks and get disconnected after entering social security #s etc as requested then it just disconnects before you even get anyone.
The other situations was calling their customer service department during normal business hours to receive a recording that says our office is now closed please try back during normal business hours. How can you get anything resolved this way?
Recently, my husband and I went to a bank to try to refinance to get even a lower rate and to get away from Fairbanks but found out that Fairbanks has hurt our credit so bad we can't refinance. I requested a statement of our account from Fairbanks since the beginning of time and was shocked at what I received.
You cannot make out what Fairbanks is doing with your money. Also payments that were sent Western Union quick collect do not show up in the amounts sent. It shows they put a payment on and then took it away.
All we know is that according to them we are behind and foreclosure proceedings will start if all monies are not paid. They said they have already had an appraisal done. I don't know when as no one came to our house.
The other thing is that I work in the Assessor's Office in town and no one has pulled our fieldcard yet they are saying we owe for having an appraisal and other fees incurred in pre-forclosure procedures. We have never seen a statement for these.
My husband and I do not want to lose our house as it belong to my grandparents and we both have lived in town all of our lives. I truly hope someone out there will help us and others so no one has to go through this stress, worry and lose their home. It can also put stress on a good marriage.
