SCAM - Sold under False Pretense

I am writing this as a complaint against Outdoor Adventures for the following reasons:

1. They highly misrepresented their company and sold this to my wife and I under false pretense.

2. We followed the contractual policy to cancel within 3 business days

3. The signature on the card is not my wifes

Upon arriving at the Davison Park, we met with their sales person, Tom. Tom spent time showing my wife, my four young children (ages 8 down to 4) and myself around the park, and it was extremely busy. He told us that is was only that busy because it was a holiday weekend (Father’s Day), and that it is normally no where near that busy during a non-holiday time. He stated that the parks they have further up North (total of 5 that we can go to) are much less crowded and you can always get in, simply call anytime. He also stated that the Davidson location at which we were at was tighter lots, and that the other ones were more open. That was important to us as our trailer is 35 feet long.

As he drove us around, he told my wife and I that the other parks were different, but similar, with large beaches, paddle boats, large pool areas, putt-putt golf and more.

They used very high pressure to make the sale (we did not know we were walking into a “time share” sales scheme), stating that we would only get the special incentives if we bought on the spot, but that we had three days to cancel. Based on what he stated was available at all the locations and the pictures they showed we decided to sign and cancel within the three days if we found we were not happy.

When we returned home, I started doing some checking on the internet and found numerous people that were very unhappy based on their experience (I have attached many of those from online that I found below in this letter). The next day, we were heading up North and decided to stop and see the West Branch location to see for ourselves. Tom had stressed that all we needed to do was call anytime and we were guaranteed to get right in to camp. He failed to tell us that they maintained regular business hours, short hours on Saturday, and were closed on Sunday. This fell in line with the online reviews I found online – that even though in the sales pitch we were told it is never an issue to get in a park, it definitely is. With no answer, we stopped by. The folks there were nice enough to allow us in, however, the property was definitely not like the pictures Tom showed us or on their website – they were very deceiving by the angles and we had a very different idea in our heads based on Tom’s description and the pictures we were showed. We tried calling and could not get anyone to answer the phones. The lots for the trailers/campers were very tight, the pool was very small and the beach was dirty, small and the water was full of seaweed. You could maybe go out about 5 feet and had an area of 15 feet wide. I would not allow my children to even go in. We saw no paddle boats, canoes or any water activity as Tom had stated was at every park. The park was dirty, the bathrooms were out of toilet paper, and the park itself was very dusty. It was definitely not a secluded feeling, as we were led to believe. The park was very open and not many trees around the site areas themselves.

On Monday, my wife packed the original sales information they had provided to us up and sent it back via US Mail. As stated above, the contract states that we have 3 business days to cancel and that all original sales info had to be returned. We did not think this was going to be an issue, but after the material was returned, and I followed up with Tom, he said they never received that and that we only had the 3 days to cancel and there was nothing he could do.

Tom gave me someone in accounting, and I explained to her we were not very happy, and not going to use the park, and asked for the right thing to be done. We did not purchase a product, and had not used any facility. She said she could not do anything. I asked her about the hours being different from what Tom had stated and being able to call in at anytime. She said that have standard business hours and are closed on Sunday. I asked how we were to be able to call at anytime and get in as we were told by Tom, and she said only during these business hours could we do that. Furthermore, when I told her how busy the Davison Park was when we went, she said it is pretty much full most of the summer, and you need to call farther in advance to be able to get in. This was NOT what we were told by the salesperson Tom – he said it was only that busy because we were there on a holiday weekend, and that would be the only time we might want to plan something a “little” in advance. Many of the reviews I found online support this, with some stating you need to book up to 90 days in advance. One of the reasons we bought this was because Tom told us we could simply call anytime and get in – that worked for us as my schedule is very erratic and we needed to be able go at the last minute. This again was another lie. She then provided me the head of sales phone number to contact. I called him and explained again the situation – he said he would call me back. I was surprised when Tom called me back instead of the his boss, and asked me why I called. I told him I was expecting his boss. He put me on with his Brother, who was part of the sale process when we signed, stating that was his boss. His Brother ended up hanging up the phone on me. I was rather frustrated at this point and my only option was to dispute the erroneous sales pitch.

Additionally, when I did not have my credit card on me, the salesperson Tom said it was not a problem for me to sign on my wife's card. This is another point of concern as it is not even my wife's signature on the receipt.

I have owned my own business for many years. I have never had a situation like this before. This is definitely a classic high pressure sale, and once you sign, buyers beware. As you can tell by the many below emails, I am not the only one who experienced this. I am sure other people have bought and are happy, however, we expected what we were told during the sales process, and this was not the case for us, or for the many people whom I have found online stating what we found out - this was a SCAM.
