Please be wary when using this properly management company - We rented a house from them for approx 1 year. The condition of the house when we received it and the manner in which they dealt with us then should have been a red flag for things to come.
When we moved in (coming from out of state) we were given a dirty house in poor condition (both inside and out). The house was filthy and the carpets had obviously not been cleaned. When we called the management company to get this resolved before our moving company brought our belongings we were met with an uncaring and unresponsive group of people. It took multiple call to get a carpet cleaning company arranged. And, as for the dirty house, we were told we "could take $75 off our next month's rent" and go ahead and just clean it ourselves. And... This was after calling MULTIPLE times and getting blown off. So, I proceeded to clean my "new house". I cleaned hair out of bathroom drawers and showers. Dead bugs lying around on the counters and in light fixtures. Cobwebs all over the ceiling and in the curtains and overall grime all over everything.
Also, please note, the house looked like it hadn't been painted since it was built. The paint was cracking in every corner and they had used about 4 different shades of white to touch up the walls. The end result was a spotted effect with multiplier paint finishes on the walls. There were dead bushes in both the front and back yards. MANY sprinkler heads that were broken and needing repair. Some of which had tree roots wrapped around them and were completely broken.
As time went on-when we had issues with things breaking (A/C, sinks, etc.) every issue took multiple calls to get anything resolved. When we asked for status updates (usually after not hearing anything for days) we were always met with the same response of "we are legally within our time limit to get this fixed, please call back another time."
We had the house professionally cleaned every week. We kept up on all yard work and general maintenance. When we tried to take the curtains down to clean them, the fixtures fell apart (and the curtains did the same when attempting to clean them). Rather than call and complain (again) we replaced them ourselves. This seemed like the more reasonable thing to do since previous attempts at non-emergency requests were virtually ignored. We did the same thing with the walls that were in awful condition. However, to be fair... When we repainted the bedrooms, we painted in a neutral tan rather than white.
All of this leads up to the move out day. We gave notice and requested a walk-through upon leaving. We were told they did not do that and they would be in contact with us after. When we left we had the house professionally cleaned once more (following their checklist). We went in to drop off the keys and when asked when we might hear anything we were met with the standard response - "we legally have...". OK, no problem... I understand. Thank you. Well, now 31 days later - we are told that they had to clean the house, that it was in poor condition upon our leaving and that we are being charged close to our full deposit amount.
My caution to anyone dealing with this company - please be wary. You will receive poor service and it will not matter if you pay your rent on time every month or if you are courteous to them. You will be treated unprofessionally and they will be unresponsive to you. Do not lift a finger in their houses to do ANYTHING - as you will be charged for it when you leave.
