Please don't get sucked in! They will be perfectly nice to you until you move in, then the claws come out and you will lose your deposit no matter how hard you work to clean and keep it!
I am sad to say that Deschutes Property Management and its staff are professionals at ripping people off. My husband and I and our young daughter moved into a rental house managed by them and lived there for six months. The house was entirely outdated and unfortunately we had already laid down our deposit so we couldn't get out of renting it.
After paying rent on time for 5 months we opted to move out after finding out we were expecting our second child four months earlier and needed a three bedroom home. (It was also the end of our lease agreement) We gave them thirty days notice and worked completely off of the original walk through paper as to not miss anything that needed to be cleaned and taken care of. We spent five days cleaning the house, making sure it was in as good of condition as when we moved in, which wasn't great. I even took pride in making some of the areas look better than when we moved in! We had the carpets cleaned as stated in the rental agreement and everything. The final walk through went great! The woman was very nice and commented on how good everything looked saying "I have seen this house before and remember it being in this condition". She then promised me that she was the one in charge and would not be sending out anyone to do further touch ups because we had done a great job.
During our six months there we replaced bulbs as they went out, kept the house clean and tidy and spent hours trying to get the yard looking decent. My husband hand watered the grass after laying down fertilizer, putting down seeding dirt and also seed trying to revive the lawn before we moved out. Unfortunately, we could not control what happened to the lawn after we vacated. We were charged for new sod and over a hundred dollars worth of flowers so they could add curb appeal to get the house ready to sell upon moving out.
Even after the woman with whom we did the walk through with said everything looked good, we were charged $200 for a construction company to come out and paint the entire house, which was mostly all wallpaper anyway! We asked repeatedly for them to come and repair some of the nail holes that were there when we moved in and only once did someone come out and he didn't even paint over the Spackle, which of course we were also charged for. At some point the sprinkler system also stopped working, again, when we left the sprinklers were in perfect working condition and there was nothing we had done to ruin them. We had been complaining about this as well to Deschutes Property Management but they again did not come out and fix the system. We were charged almost $240 to fix the entire system; which some of it hadn't worked at all while we were there and had made them aware but again nothing, not until they could charge us that is.
I know this report is long but to sum everything up this company is not professional and they rip off everyone who rents from them. I have NEVER heard anything positive about this company but was hoping I could. This is the first time I have ever filed a report like this and I hate doing it but they took over $900 out of our deposit for things that we didn't even do. I also spoke with the homeowner and she told me that the only thing they asked for was to fix the sprinklers and the landscaping. She even had no idea why they called a construction company out or painted the entire house. It's sad really and I hope that no one has to go through what we did. If I would have known this is what was going to happen I wouldn't have worked so hard to clean the house.
One last thing, at our last residence we received 100% of our deposit back because we did such a great job cleaning up the place and we had been there for over two years!
Hopefully, this will help those who are thinking about renting from them, DON'T DO IT!!
