We rented a house from Brewer-Caldwell Property Management from August to July 31. When we moved into the house, the condition of the home was terrible. The house was dirty inside and the yard outside had trash everywhere. There were holes in the block wall fence in the backyard. The carpets were also very stained and dirty. We had to get our own mailbox keys and garage door openers, even though the lease stated that we would be provided those upon move-in. We completed the move-in inspection form that was provided by Brewer-Caldwell and returned it to them. We also requested for multiple repairs to be completed. These repairs were never made. For the year that we lived in the home, we requested for repairs to be made to the home that were never made. We would leave multiple messages on our property managers voice mail, as well as email, and would never receive a response. We paid our rent on time every month and took care of the house as if it were our own. We provided Brewer-Caldwell with a 30-day notice that we would not be renewing our lease and that we would be vacating the house. We moved out of the house on July 15. We had the carpets professionally cleaned on July 20 prior to the move-out inspection on July 21. The house was thoroughly cleaned at the time of the inspection. At the end of the inspection, the inspector, Brian Borden, stated that the carpets are stained but that he remembered that they were badly stained when he did the move-out inspection for the previous tenants. On July 31, we received a letter from Brewer-Caldwell stating that we are being charged $475.00 for the stains in the carpet and $255.00 for the holes in the block wall in the back yard, along with some smaller charges. The following Monday on August 3, we went to Brewer-Caldwells office to speak with Damon Stratton regarding the return of our deposit. We told Damon that we had pictures proving that the hole in the block wall fence was there prior to our move-in. We also requested the return of the money that they withheld from our deposit for the carpet stains. We had made note on the move-in inspection that the carpets were stained in each room. Damon responded later that day that we would be refunded the money for the block wall damage because he saw in their pictures that the wall was damaged prior to our tenancy. He then stated that the carpets in their pictures show that the carpets were in almost new condition when we moved in. He emailed us the pictures from their file. The pictures of the downstairs were taken from the top of the stairs. It would be impossible to see any stains in the carpet from that distance. The pictures are also not dated, so we have no proof that those pictures were taken just prior to our occupancy. Those pictures may have been from when the house was newly built. The pictures of the stains that they are saying we caused are close-up pictures, however. After attempting for two weeks to get a refund of the remainder of our deposit, Damon told us on August 11 that they will not be refunding the money withheld for the damage to the carpet. We would not recommend anyone rent from Brewer-Caldwell. They are horrible at making necessary repairs and will not refund the deposit. They will just ignore you when you attempt to contact them regarding any problems.
