Before you rent the property at 3610 Lewis Avenue, Long Beach, CA 90807, beware of Fred Duewel and this property.investigate and do your homework before you decide to do business with this man! This property has 100's of problems with the property. And Fred Duewel cannot be trusted. If you complain and ask him to fix broken things with the house, he will illegally give you a 3-day eviction letter like within the first week you move in. He is extremely rude and unprofessional.

And if you put a swimming pool in the backyard for your children, he will come over and give you a 3-day eviction notice for not keeping the yard free of objects!

And when he moved out, he made up a complete list of lies and deductions just to keep our security deposit.

The plumbing is completely messed up and must be replaced, but fred the owner/landlord will not tell you about this. It is too expensive for him to fix. We had plumbers come out and tell me their was breaks and holes in the pipes and all must be replaced. So several times we lived there in only 3-4 months, the plumbing backed up in the toilet, sink, and shower. It was disgusting. And you dont know about this until you have lived there a few weeks. He will send a plumber or come out and fix it himself, but it is temporary fix and you will keep having the same problems and your wife will have to time after time clean up the smelly mess.

Also, before you rent this property, talk to the neihbors on both sides of the house. They will tell you all the horror stories of dealing with FRED, the LANDLORD FROM HELL. They will tell you how many tenants have lived there. They will tell you how each new tenant only lasts 3-6 months only for many years now, because of the way FRED treats them and how he hides the true condition of the house from each new tenant. There is a reason why fred forces you to sign a contract stating you are renting the house as is. There is also a reason why fred makes you sign a contract stating he will not do any repairs at all, and his contract also states you are responsible for all repairs $50 and under.

he is a scam and a fraud. He only cares about profits.

Here is a complete list of all problems with the house at 3610 lewis avenue, long beach, ca 90807

KITCHEN 1. The kitchen sink is leaking water 2. The thermostat control unit attached to the wall in the dining room needs to be replaced - door broke and wont stay closed, old and outdated. 3. There is no vent unit over the stove - the ceiling will turn black and the house will have too much smell and smoke when cooking over the stove. 4. The ceiling in kitchen needs painting as it is black from cooking smoke 5. The cabinet door to the kitchen sink is broke and pulls apart 6. The dishwasher in the kitchen was clean and in good working order 7. We have noticed bugs, insects, and pests in some cabinets in the kitchen. We have to have the kitchen sprayed by pest control before we can put utensils in the kitchen drawers 8. There was no refridgerator in the kitchen - we have our own 9. There was no stove in the kitchen - we have our own

BACK PATIO AND GARAGE 10. All the screen nets on the back patio are torn, ripped, and have holes and must be replaced. The wooden frames are showing wear and tear, old, and are out of place that holds the screen nets on the patio. 11. There is a pole lantern with live wires on back porch that needs to be removed altogether - safety hazard for children 12. The hot water line in the garage to the washer is leaking water 13. The electrical outlet for the dryer is the wrong adapter and a new outlet and voltage needs to be installed for my electric dryer. - $100.00 14. Both screen doors on back patio do not close properly - need to be replaced along with wooden frames to the screens on back patio - I will help cover half costs to make the back patio look nice. 15. The dark brown rails between the garage and the house, connected to the back patio are worn, rusted, and is completely bent. This damage was caused by previous tenants and has not been repaired. We would like it removed so it will not be a potential safety hazard for children. Cut them off and grind them down.

SHOWER AND BATHROOM 16. The shower tub does not drain properly 17. The bathroom sink does not drain properly and needs to be fixed 18. One of the faucets to the bathroom does not pour water out properly and needs to be replaced 19. The board on the wall in the bathroom where the toilet paper roll is supposed to go needs to be removed and new toilet paper roll holder installed to cover up all the holes and the 7" x 7" opening in wall 20. The soap dish in the bath tub needs to be replaced 21. The cabinet doors and drawers to the bathroom sink do not work properly and are broke. 22. The mirror cabinets over the bathroom sinks are broke where the mirror doors do not open properly as the hinges are broke. I would like to have the bathroom sinks, cabinets, and mirror cabinets totally replaced - I will help pay half the costs for this as I would like to have something new and more attractive in the bathrooms 23. The towel rod over the bath tub is missing with 2 holes in the wall. I would like to get a new towel holder installed to cover the holes. 24. The hot and cold water handles to the bath tub need to be replaced with cracks to inside wall completely covered up properly. 25. Shower glass door is broke where it does not stay shut 26. The hinge is loose and broke to the bathroom door 27. The glass in the window of the bathroom is cracked GARAGE

OWNERS GARAGE: 28. Illegally storing a non-usagle vehicle and gasoline, paint, and flamable liquids which is right below a tenant who lives above. Rent a truck to clean up and move all debris, wood, and trash from your garage as this is a major fire hazard. This will cost $45 per truck load to dump the trash and debris 29. There is a lot of wood and debris on the side of the houses, garage, and storage unit that we can get rid of to clean up the outside

MY GARAGE: 30. The electric car door opener does not work 31. The garage door needs to be painted 32. There is an old stove in the garage that needs to be taken to the dump and thrown away

BEDROOM #1 - 33. The door to the first bedroom as you walk into the hallway from the kitchen is broken and does not close properly 34. The glass to the window is cracked 35. The outside screen to the window is bent broke and torn

BEDROOM #2 - BACK BEDROOM PAST THE BATHROOM 36. The sliding mirror doors to the closet in the back bedroom do not slide and need to be replaced. These mirror doors are very heavy and do not slide 37. The door and the door frame to the back bedroom is broke and needs to be replaced.

OVERALL HOUSE 38. The carpet shows wear and tear as it is over 2-4 years old and has stains on the carpet throughout the house, but in good condition overall. There is no padding under the carpet. 39. The doors to the bedrooms are dirty and need to be painted. 40. All of the windows in the living room will not open and there is paint on the window glass. 41. All window ceils are dirty on the outside 42. The hinge on the front door does not lock 43. There is a crack in the glass window in the living room that is closest to the driveway 44. The fireplace was still dirty when we moved in 45. The hinge is broken to the closet in the hallway next to the first bedroom 46. The ceilings in the living room, kitchen, dining room, and master living area are very dirty and need to be painted 47. The phone jack in living room needs to be fixed. I will call and get fixed 48. Several electrical power outlets and light switch outlets are missing the PLASTIC covers. Live wires are showing. 49. We only have 4 window coverings on the windows in both bedrooms

OUTSIDE THE HOUSE 50. Most of the drainage pipes are missing or broken that connect to the storm drains to the top of the house roof. During the first week, 3 of the drains were loose and have fallen to the ground. 51. The plumbing was not working and backing up in the back yard of the house on the 3rd day we moved in PAINTING 52. The property has been painted on the walls in the living room and the kitchen and dining. The 2 bedrooms are not painted, except the frames of the windows. However, all doors, door frames, window frames inside and outside, doors to all the bedrooms, cabinet doors in the hallway, and the ceilings are dirty and have not been painted.

BACK YARD 53.in the back yard, there is a 6 inch wide strip of concrete that is in the yard going in 2 different directions in the yard about 100 feet in both directions. I would like to pay to get this removed so the backyard can be a safe environment to play without injury. This concrete serves absolutely no purpose at all and divides the backyard in half. 54. There are 2 doors to the back yard that lead to the underground of the house. These openings have wooden doors that are broke and do not work properly. Need to be fixed.
