The realtor agreed to terms immediately upon first proposal and even sent a signed lease (which turned out to be false). I had to amend it because it lacked basic clauses and was binding to everyone known to me and the owner.
Then, over a weekend, he drove up the cost to include additional annual commissions paid to him in advance and monies that were different than included in the listing. He claimed the additional cost was due to another third party offer.in fact, the third party could not have been considered as they had a pet which is not permitted by the building. Then, when I attempted a third time to have standard terms included within the paperwork and revert back to our original agreement amounts (that I mistakenly believed had been signed for) he angrily refused to represent the property further and extracted himself from the process saying he was 'out of dodge and could not be contacted again the property and that I was no longer permitted to rent the property'. My realtor tried again and he hung up on her.
I really wanted the property and there was no reason I should have been blocked. The only thing I can think of is that he was prejudiced against leasing this property because he would benefit more by forcing a short sale because he could buy it much cheaper for himself. It's either that or he just didn't like the fact that I was not willing to sign an agreement without the basic clauses and required full payment of all monies upfront without any process of refund if the HOA didn't approve me.
As incredible as this sounds, I believe he did all of this without the property owners knowledge which is perhaps why the property had been vacant for an long amount of time. There were just under a dozen realtor business cards in the property which means at least that many visited the property in the last months. However, I believe the owner was told no one visited or was interested in the property.
Happily, thanks to my terrific realtor and professional property owner, I was successful and moved in! Now the property realtor that said he was out of dodge and that he was not to be contacted about the property is demanding payment of commission. I just want to move on and the harrassment and ridiculous claim to stop.
