This ex-client "Mike" and his pretentious wife have bad-mouthed us, accused and blamed Rosewood Commercial and myself for many untruthful things and caused financial hardship.
A broker friend referred us to this residential rehab project. We proceeded with good intentions to overcome the horribly obvious state of conditions; in hindsight, it would have been better run away after the 1st meeting. The project was riddled with Owner add-ons while the completion date remained the same. The contract expanded 28% with Owner requested add-ons - including adding a deeper basement / underpinning the horrible conditioned building and crumbling foundation / tearing off the entire back wall that was crumbling.
The monthly payments were never paid for the amount requested as certified by the bank inspector. We completed the building to occupancy - the interior was 98% complete. Once they took occupancy they refused to pay the balance owed at occupancy and avoided communication by hiding behind their attorney. We were forced to shut the job down as money was not paid. They had someone finish the house with the money they owed us. We filed a mechanics lien for work completed through occupancy.
Interesting that they were referring us to other friends up until 2 weeks of moving in...!
The house that had been ravaged by a fire and had been vacant for years. A horrible situation and a contractor's nightmare.
