RPM Deceptive Business Practices / Violated Agreement to Make an Extra Buck

I entered into a 12 month lease with home owner who was managed by Larry Anderson at Real Property Management Metro in Indianapolis Indiana, June. At the end of December I informed the management group that my territory was changing and my company was opening a new building on the other side of town (Greenwood) that required me to move to be more centrally located to home.

I am a single parent of two daughters and I need to ensure my travel time to the buildings I would support was minimized. I asked if I would be able to exit my lease two months early in order to find a home that was more suitable for my situation. They informed me that I had signed a clause in my agreement that would cause me to pay a two month penalty for ending my lease early. I then called to speak to the property manager (Larry Anderson) directly to see if we can make an
arrangement that would benefit us both.

He told me that if I agreed to market the home and showed it and found a qualified buyer for the time period remaining on my lease he would not hold me to any penalties and would call it a wash. I began immediately marketing the house and posting the listing on sites spanning over 50. I received many responses to the listing where I showed the property, negotiated lease agreements between the potential tenants and Larry provided links to the application.

My company ended up going in a different direction with the building and changed my territory again following the addition to my team of two new regional managers this coupled with my engagement on January 1st negated my reason to move out of town. Due to the fact I had the agreement with Larry, and I had already started my search and had paid for the listing to be published for 3 months I continued my search and found a home in my current subdivision where I am renting that I closed on last two weeks ago.

In March I found a renter Mr. And Mrs. Goins whom I showed the house initially on March 17th. I was completely transparent with couple about when the lease needed to be satisfied according to my agreement. They were so anxious about getting the house they offered to move in 15 days earlier than I had required. They also spoke about an extended lease of 2 to 4 years.

I contacted Larry Anderson about the couple and also provided the link they needed to begin their application process. I informed Larry that everything is set up and the couple is onboard for May 1st move in. I later showed the house two additional times before the couple executed the contract.

Upon executing the contract the couple attempted to negotiate a lower lease rate for an extended contract. They were denied by Larry Anderson and he asked what else would be ideal for them. They said that they knew that we (Larry and I/and they and I) had an agreement of May 1st for a move in. They were told that there was no agreement and that a later move in date was possible. They told them that July would be ideal and they agreed to it. As a result Larry is attempting to hold me accountable to the full extent of the lease and denying all discussion pertaining to our agreement. Larry deliberately undercut our agreement to make a deal with the renters that I found for him.

I have multiple emails where it is clear that I am acting as an agent on behalf of Real Property Management. He insists that he made no agreement which is an egregious lie. This is an example of heinous act committed by an individual who actions demonstrate a lack of integrity and overall poor business practices.
