ON 9 November I found the house that I wanted to rent at Texstar Properties. I asked the receptionist that I like one of their rentals and asked her if I can reserve the rental house. She said as long I put down a $100 so they can hold the property for 2 weeks.
The she asked me if I when I want to move in. I told her probably on the 17th of November. Then she asked me if I want to fill out the application and have the residential contract lease done. I agree to fill out the application and the residential contract lease done.
My biggest mistake is signing the residential contract lease assuming that since I put down of $100 to hold the property for 2 weeks the lease was not binding yet.
On 13 November, I decided not to rent the house and agreed that they keep my $135.00 for the reservation and application fee. Which I think is fair to compensate them for removing the rental on the market. The only thing that I do not agree why would the receptionist asked me to have the residential contract lease done if she knew that I do not need a contract for them to hold the property as long they get paid $100 for holding the rental for me.
To make the story short, they told me that they will keep my $135. Oo and charge me for reletting fee of $825.00 for the duration of the six month lease if do not rent the property.
Again avoid entrapment by not signing any residential contract if you reserved a rental property.
