I had an old mobile home on its own lot which I advertised to sell or lease with option to buy. Helen Pearce contacted me and agreed to mail me the option deposit and first month's rent. She then sub-let the property to some people with an option to buy from HER, for a substantial profit. This would not have bothered me, had she adhered to the contract. Her checks kept getting lost in the mail and I never received her deposit or rent on the date agreed upon. Then I got a call from some frantic people who had given her a deposit and a month's rent, and were supposed to move in on a given date but could not track her down. They did not want (or were unable) to pay another week's rent in the motel in which they were living. I let them move in and just rent the place from me, which wasn't the smartest move on my part but the people were kind of pathetic and the place was pretty crummy to begin with.
I was never able to recover the money Ms. Pearce took from the tenants (they did provide receipts and if my memory serves correct, cancelled checks proving they had paid her.)
I went to court and got a judgement against her in February for approximately $800 plus court costs. Now someone told me about this website and I am stunned that this woman is still running around loose ripping people off. I just called and talked to Debbie Terry at the DBPR. Anyone who has been ripped off by this Pearce outfit (which I understand is also doing business as In Faith and KACW) needs to report this; don't be afraid to give your name. Apparently Ms. Pearce likes to make threats to keep people from blowing her game, but it seems that there is more than enough evidence out there to put her behind bars.
