Here's the scam: Get a landowner to sign a lengthy lease upon promise to purchase after term of lease at asking price. The lease allows them to sublet. Find a tenant and take a down payment on an alleged lease/purchase agreement and as many monthly rental payments as possible.
Landowner scammed with property being taken off the market and never receiving one dime from these people; tenant scammed because they have no intention of maintaining the property or selling it to them (they can't: they never take title).
As of 18 July my WestLaw database search did not return a single deed with KACW Investment's name on it.
My search did, however, return two evictions with money judgments against them, in Florida, taken by a landowner who was scammed.
The tenant paid KACW a $12K "downpayment" via check, payable to order of landowner and the scammers. The scammers forged the landowner's endorsement and the scammers took the money. Look up these two cases in:

I personally know of one property in Georgia where KACW took a lease, never paid even the $10 consideration named in the lease, never paid owner one red cent, never took possession, never mowed the lawn, never provided owner with a signed lease, and never found a tenant & None of this provides any evidence of an intention by KACW to keep the promises in their leases.
Matthew Pearce may have attended a law school, but he does not appear to be a member of a state bar. He and Helen Joanne Pearce make multiple threats, asserting they have first rate legal counsel. However, neither they nor their attorney appeared at any hearing or deposition in the cases mentioned above.instead, they took a default eviction and money judgment.
