I am writing this report to stop the spread of another company who is masking themselves by saying that they help distressed home owners. The company has many names and they are all affiliated. The new company that is attempting to start up is called Sterling HMD. This is a company that charges a minimum of 3000.00 to help secure a new mortgage for home owners that are either under water or have high interests rates or both. The also operate under the name of Arize HD or Reliant Financial. They also are known as S & S services or J & N holdings. They all have a relationship and Sterling HMD is a new company formed that is in the process of starting to take on clients. I want to inform all that I am a former employee. I am not disgruntled in any way shape or form. I was given the opportunity to be a sales manager for this firm and before it materialized the company decided to go in another direction. I was in the processing side of the business and saw first hand what "results" were being produced.
I want to discuss the facts. The facts are that I have not seen one client in the over 500 that they presently have get any sort of relief in the form of a new mortgage. The only clients that I have seen get relief are in form of a trial loan modification provided by the lender. The attempt is to send letters looking for any type of inpropriety in the guise that by finding this impropriety they can get the lender to offer a new mortgage. The letters are prepared by a paralegal. They are typically incorrect as they use a template and just alter the names and loan numbers. The problem is that this company provides no legal advice nor legal services. Most of the clients that manage to hang on, are waiting for over 4 months and at the end, they are told to hire an attorney as nothing further can be done or to shoot for a modification witht he lender thmselves! I have been witness to 5 foreclosure sales as they can do nothing to stave off the foreclosure process as they will not file motions on your behalf.
They have started a new company as the name Arize or Reliant has been soiled by many clients who have no results. I do know that there have been several filings with various secretaries of state, the bbb and law officials, all complaining that not only was nothing done that they were not given any form of refund. I was witness to a police officer coming to the home and asking for identification!
Conversations were actually held discussing that nothing could be done, but due to the refund policy, that they were pretty much screwed.
I am aware that the current owners and employees will try to say that this report was filed by a fired employee and that I am angry. I will tell you now, that they owe me no money and that I am not interested in working for them or any of their affiliates nor am I angry. I will ask you to ask to see the results. Ask them to provide documentation of one singular success. They will have testimonials saying that they help people every day, but no one is helped, all it does is cause the home owner to either fall behind on their mortgage, or cost them at least 3000.00. Be warned, ask for the documentation. If they help so many people, then say show it to me. Out of the three who have recieved a trial modification, there are over 99% of the clients who get nothing at all!!! Far better off paying the same fee to an attorney or by saving that money and filling out a modification on your own accord.
