I saw Don Burnham speak at a Learning Annex function and he explained that for $995 we would get a 3 day training program with him, and access to discounted real estate properties (new properties offered several times a month). He also explained we would get 5 $1000 vouchers for refunds when we purchased or financed through his company.
What he didn't tell us was the 3 day training program was with someone else, not him. He didn't tell us the same real estate offerings would be offered over and over (because they weren't that great a deal and weren't selling). He also didn't mention that IAI would charge us 1% of each property we purchased through IAI or financed through IAI, so the $1000 voucher was simply refunding a portion of when we were paying them on top of the purchase price.
I did end up purchasing and financing a property through them. They promised me the unit I selected would be rented out by closing, but it wasn't. They promised me the unit was recently rehabbed and everything was in excellent order, therefore I didn't need to pay for an inspection (turns out the dishwasher and AC weren't working, among other things). When I brought up the issues, they at least offered to get me in touch with an excellent handyman since I'm out of state, but then they never got back to me.
Obviously, I was ignorant and too trusting of this company. Please do not make the same mistake I did!
