The role of a title company is to search for liens against any property before sales, refinance, etc. It is also the tile companies' duty to honor any and all liens applied to a property. It is the responsibility of the property owner if there is a dispute to challenge any and all liens.
IT IS NOT THE RESPONSIBILTY of the title company to decide the validity of a lien based on discriminatory factors such as age, race or gender.
In the recent sale of a property that I held a lien against Arizona Title agency discriminated against me, rejecting the satisfaction of my lien based on my race, gender and age.
I would like to file a formal complaint against Arizona Title Agency for multiple cases of Discrimination.
