Severe Water Damage to the Interior of the Apt

On 12/5, I purchased a coop. Apt. There was no disclosure from Steve Hirsch the seller and former owner of the building at 100 Randall Avenue Freeport or the property manager, 100 Randall Avenue Owners Corp. On 12/20, water penetrated the bedroom, living room, and dining room of the newly renovated apartment. Freeport building inspectors said, there were many violations against the bldg. But they could not request the building to bring it up to code because it’s listed as a coop. Although, it has rentals and individuals on rent control living in the bldg. It remains in poor condition. Paul Yaworski, the first property mgr. Brought in an engineer after speaking with my inspector in Sept. who told him the exterior, was not fixed properly and the windows were causing a 25% of the leakage problem. Mr. Yaworski ‘s engineer punched over 50 holes in each of the bedroom, living room and dining room walls to see if they were wet. The dining room wall broke open on impact.in July the exterior was supposedly repaired. The property mgmt promised to fix the interior of the damaged apts. The second Prop. Mgr, John Wolf Jr. Son of the owner sent his contractor into my apt. According to Mr. Wolf Jr. The board turned down the estimate. Mr. Wolf Jr. Wanted the superintendent to repair some minor damage. According to the bldg contract only licensed individuals with at least $300K insurance can repair the building. The superintendent could not apply putty to the hole properly. Plaster should have been used. The superintendent is not licensed to fix anything and lacks the skills needed. My inspector and contractor have said, that there is good chance there is mold behind the bedroom wall and that licensed individuals would have to remove it. The leak in the BR has been in existence for more than 4 years, the wall has been supersaturated repeatedly. 9 individuals have had their windows blown in. The windows shattered, glass flying everywhere. (Not on stormy days) Water penetrates the glass and flows under the frames into apt. Walls.in Nov. Mr. Yaworski, said he needed to take the only screen I had out of one of the bedroom windows. He told me the superintendent can put it back. I kept the screen until after the winter because the frame of the window is rotted by water damage. June the superintendent could not put the screen in. Someone would have to climb on the outside of the bldg. At the time the screen was taken out individuals entered my apartment searched, stole and damaged items in my apt. (scaffolds and ladders were outside) The cement from the brick work somehow got inside the bathroom window. The window also appeared to be tampered with and no longer can be opened more than a quarter way. Mr. Wolf Jr. Ignored the phone call regarding this problem. The first 2 years heat was turned off between 9 P.M. And 5:30 A.M. Since, Nov there has been no hot water in the bldg. It may be turned off. Alexander Wolf the owner refuses to correct any wrongs they have caused. Most people do not fight they move out leaving there bad situation to someone else.in December we were told there wouldn’t be a maintenance increase.in February I was charged a $100.00 per month increase (called an assessment) for sub-standard living conditions. I fear my health is in danger and if a window blows out someone can lose their vision. The laws in Nassau County must hold Property Managers of Cooperative Apts. Accountable. (These individual’s have no conscience)
