Ed Forrester is very easy to get ahold of before you rent something. After I signed, good luck. I call Ed Forrester, Mr. Poof and 'absentee landlord'. Ed Forrester set up everything under a trust. This will help protect Ed Forrester from any lawsuits. This also means Ed Forrester does not have to do anything that Ed Forrester says that Ed Forrester will do, with any major consequence. Ed Forrester (trustee for 8000 University 304, document #1085010 filed 12-19 at the San Diego County Recorder's office) may have other reasons for building trusts. You may win a case against Ed Forrester for breach of contract and breach of covenant. Ed Forrester owns/operates Premier Real Estate Solutions, ENL Investments, LLC. And sandiego-homesales.com (San Diego Home Sales). I will never do business with any of Ed Forrester's entities. I believe it to be a mistake. I can provide source information for the following tale.

I moved in to (Personal Info Removed), August. When I moved in the condo was in foreclosure (TS# 09-04549) already, it had been for years, I was told (at the time of move-in I was not made aware of this standing and I was not aware until...).in July I receive a foreclosure auction notice that the house is going to the courthouse steps in August. Obviously I freak out as I am going to be homeless in less than a month. Ed Forrester will not return any calls regarding the issue. It isn't until the 15th of August that Ed Forrester calls to demand August rent. We told him no, not until the 18th passes and you, Ed Forrester, are still the owner (more or less). On the 19th we receive a 3 day pay or quit notice. We had our attorney advise us in this case. I will not repeat his advise, but I am telling what we did. We paid the rent on the 22nd and went back to paying the rent on time as we previously had. We get another foreclosure notice after August the 18th passes. The bank continually postpones the sale. We had a visitor regarding the home knock on our door. He wanted to look at it before it went to auction.

I told Ed Forrester that Ed Forrester was crooked and we wanted away from Ed Forrester as quickly as possible. We asked for him to come look at the property for damages and return our deposit as we would leave immediately. Ed Forrester said no we will not do this under any circumstance and threatens eviction if we apply the deposit to the last month's rent.

I learn that Ed Forrester found an open bankruptcy and signed a Grant Deed over to Terry A. Tyler. This stopped the auction. I went to the debtors hearing and under oath Terry said she does not know Ed Forrester, Premier Real Estate Solutions, ENL Investments, LLC. Or sandiego-homesales.com (San Diego Home Sales). She said that the property was not hers and did not authorize anyone to sign her name to any documents that it was. I was told by Ron Stadtmueller, San Diego bankruptcy trustee attorney, that this was fraud. The District Attorney, the Attorney General, 4 news stations, the Law Offices of Les Zieve, OCWEN Mortgage, the San Diego Bankruptcy Trustee office and Diane Feinstein's office is aware of the situation. This property was deeded to Ed Forrester by Richard William Green and Karen Sue Green. The file at Les Zieve eventually fell out of bk standing and was going back to auction. The property is now in bk status again with Maria Perez. She is the latest to appear on a Grant Deed/Quit Claim saying the property is hers. 8000 University Ave #304 does not list as part of the bankruptcy nor does it mention that she has a property being withheld from the bankruptcy. These Deeds never get recorded so they essentially mean nothing except to stop collection activities which include auctions.

We received a 60 day notice to vacate after complaining for Ed Forrester to repair the air conditioner.in order to get Ed Forrester to fix things we have to promise self repair through contractors and then deducting the items from rent. This only works for habitability issues. Other issues require too much work to recover damages. We have gone 6 weeks with a putrid stink in the bathroom. 3 repair jobs each taking 2 weeks to execute per occurance. We are still missing a cabinet door in the bathroom since August. It was broken when we moved in and it was taken by a repair man a week later never to be seen again. That took about 2 weeks for that visit. We went 18 days without working a/c immediately after move in. This last a/c repair took 25 days to get fixed. I had to promise legal action to get things fixed by Ed Forrester that were promised at move in. I have since had to promise legal action a number of times. We were given a lot of promises and he did not keep a single one, not one. The a/c is normally not a habitability object. Luckily I have a previous e-mail prior to move in that it was required for our tenancy.

To date there are numerous reported issues of unreturned deposits. There are reports of multiple properties in foreclosure. There is a history of neglect with home/rental repairs by Ed Forrester. There are reports of numerous judgements against Ed Forrester and/or Ed Forrester entities. There are reports of Ed Forrester having people sign over the property rights to Ed Forrester via Grant Deed. The property is rented and the mortgage is not paid again. This information I have received from the internet and through phone calls with other victims. I have also done a large amount of research myself.

With everything I have seen and heard, we will not get our deposit back. Even if we do, it will not make up for the miserable living experience. Why didn't we just leave? As long as we are here, we have a chance at saving our deposit.
