We posted an ad and Kesha responded in April. We met with her, showed her the house, answered questions, and collected her deposit from her. We required 1000.00 for a general deposit and cleaning and the first month's rent of 1100. After going over the renter's contract with her, I collected her deposits in front of a witness and gave her the keys. She then proceeded to move in over time. We met with her a few weeks later to install a ceiling fan and have ac unit looked at. We did all the upkeep requests she asked of us. She was on time with the first month;s rent, but after that things began to go down hill.
Her rent was due IN ADVANCE of the first of the next month. We also told her in some cases we would give her until the fifth if she needed the lee way which she always did. Other than the tardiness issue, things were going ok until the middle of June when I had former neighbors and freinds letting me know more people were living there than were allowed on her contract, and she was being loud and messy. It was about this time as well that she sent me a long text message stating that she would have to move out unless we lowered the rent AGAIN for her. I told her we could not as we were just breaking even with her rent to pay the mortage each month. She then asked if she could rent to own, and I said no way and left it at that.
At the end of July things began to go downhill even more. She was once again late on her rent, and neighbors told us that items were being moved from the house on a daily basis. We were out of town at the time, so I did the only thing I could do from where we were and called her. After leaving her several voicemails, I told her we were coming by the house to do a health and safety inspection. She called back within a few minutes saying that she wasnt home and could it wait until another day. I said no and she said fine be there around 8 so we made our way over. She called back about thirty minutes later stating that she couldnt be there to meet us. I told her fine we will just take a look and be on our way. She began to freak out, and then managed to tell us that she had left one of her small children at home ALONE and that she would call 911 if we came by. We then proceeded to call the Knox County PD and asked them what we should do. They said they would have an officer meet us there and escort us inside as an unattended child was now involved.
After waiting for a few minutes, the officer told us he had been inside and that things looked "OK" and that the child was fine. We then left the property and came home. I had told her in a previous message that if she just randomly moved out, she did not get her deposit back and she needed to be out asap as her rent was way late. We gave her one week, and then drove to the house to inspect the house. She was still there with several kids moving out and "cleaning" as she put it. I went to the door and asked her how long she needed and she said about 2 hours. After getting some lunch and allowing ample time we drove back and she was gone. What we found inside was terrible!!!
She had let her children severly damage the carpet and walls, there was trash all over the place, and a lit candle downstairs!!! It took us about 3 hours just to haul all the trash to the curb and clean up as it looked like a crime scene inside the house. We then changed the locks and called it a day. A few days later a former neighbor called and said one of the lower windows was open. We drove over to investigate only to discover that the former occupants had BROKEN in to collect more stuff and attempt to clean a little more. We then let the proper folks know and we posted signs and left once again.in addidtion to being dishonest, this tenant was very unsanitary, rude, and non compliant. We have to spend several hundred dollars now restoring the house just to sell it. Landlord beware!
