Two years ago, a Real Estate Broker placed a couple at Shadow Creek apartments 7500 Pinemont, Houston, Texas. Not knowing about Dalcor Management. Only later finding Dalcor deals in rehab properties that are not taken care of, plus overcharging tenants.
The recent scam by Dalcor is: the couple placed at Shadow Creek has been paying $70 to $80 a month, almost 2 years, for water.
The agent compared this to complexes that were rated superior to Shadow Creek and found other tenants were paying $45.00 a month.
The Real Estate Broker contacted the water commission in Austin and reported Dalcor. Assuming there must be some leaking pipes on the property and Dalcor was not interested in finding out. (If there were a leak on the property it could contaminate the drinking water if pipes had open cracks under ground.)
About a week after the water commission said they would investigate the problem; Dalcor brought in all new staff, and claimed a WATER REBATE to the tenants and NOW the monthly fee would be only $45,00 a month.
In reality, the rebate should be what these poor people have been overcharged for 2 years. This would be about $400.00, THEN charge the tenants $45.00 a month.
This company still does not do repairs to the apartments nor do they keep the grounds in repair. All of their properties look the same. One can always tell a Dalcor property.
Real Estate Agents, Brokers and Locator Agents, a word to the wise. PS: It's easier to sell and close a house than to get a commission from Dalcor.
