Goapply & Jason Saul Horrible Leads, Old Data, Over Sold, Disingenuous Marketing To Consumers, Advertising False Rates

Wow, where to begin. I have been in the mortgage industry for over 10 years and buying internet leads for 8 of them. Testing out new companies has always been a trial and error sort of thing, some you have great results with and some not so great. This company and Jason Saul in particular are the worst I have come across in my 8 years. He is a brash SOB who writes checks with his mouth that the company cant cash for him.
I spoke with him nearly 45 days ago and based on the information he provided decided to give him a shot. He advised me the conversion rates are typically running between 3-5%. This means for every 100 leads purchased you can expect 3-5 loans. I deposited $500 in the account and he told me he would give me a special price for the test campaign of $10 per lead, anyone who know the business would agree that is substantially less than other legitimate lead companies. I am 37 leads into the campaign and have yet to have any one of the prospects show true legitimate interest. Most of the leads either have inaccurate information, the consumer is not interested or has a 5% 30 year fixed rate.
I called Jason to discuss this with him today and he told me I need to learn how to close loans/leads. He then began to tell me the average cost per funded loan is $800-$1100. This obviously does not correlate with the 3-5% ($200-$333) return he told me initially. This company is a joke, he wants to provide fictitious statistics and hawk his churn and burn leads. He told me they are part of a fortune 500 company and have excellent leads. This company stays in business by with a one and done philosophy. I just hope you read this prior to getting sold by this guy, because I wish I had. I googled the company after I was having no success and found I was not the only one. The posts I found on this site detail my experience to the tee. Our industry is tough enough without predatory lead vendors such as Jason & ELEADZ/Goapply. I personally believe they get people to apply by offer them free merchandise or incentivize the consumer to fill out the information.
All I can say is BUYER BEWARE!
