Keith Fleischer realtor for Remax listed a house for $119,000 (foreclosure) on another website he listed for $111,900 (foreclosure) on 8/8/08 the same day the house was listed I put in my offer for the $119,000 (the highest price) submitted my approval from my lender, the "As Is contact with the time for acceptance 8/12/08 and the down payment to a title company.
On 8/12/08 my realtor forward to me an email from Leslie Kanfer which Keith was CC on it, this is what it said" due to the influx of offers received, the bank is requesting a highest and best offer from each potential buyer. These highest and best offers will all be reviewed and considered by the bank tomorrow afternoon, close to the end of business.
Please have the highest and best offer from your buyer submitted to this office via fax or e-mail by 2 pm EST tomorrow to allow processing time.
This is what I replied (I did not believe it was the bank's tactics but Leslie & Keith's tactics):
I find it to be bad business practices for a bank to expect me to make a higher offer than what they are selling the property for, due to influx of offers; they should have put it on an auction. Since my offer is what the bank was selling the property for; I will not be changing it.
On 8/13/08 evening this is what Keith Fleischer claims was the decision of the lender:
As you are aware multiple offers were submitted on the above unit, while we appreciate all of your efforts the seller has accepted another offer.
I have a few friends that work at different banks;I know lenders may get an influx of offers on the same property; I also know they have a system in place to determine who's offer they will accept when they receive multiple offers at their asking price. They will not be asking a Realtor to get the buyer's to bid higher than their asking price.
This is Leslie & Keith own scam. They have their own (no good) personal hidden agenda. Beware of their scam.
