Synopsis of complaint:
Homeowners / consumers, signed a contract with John Loyola, vendor, on 01/26 for a complete renovation of their home to be completed on or before 03/31 for the price of $45,000.00 and an additional $19,820.50 for items mutually and verbally agreed upon. Please see attached copy of said contract.
As of this date the work has not been completed and the vendor has refused to show up to work, since 10/15. Vendor is stating that he has a lack of funds for the project. Vendor has been given $41,000.00 of the contracted price plus an additional $19,820.50 for items that have not been produced, minus $5,000.00 for windows for a total of $14,820.50, as of 01/31.
Vendor is now refusing to make any monetary restitution and has not worked in over 9 months. The home has been left with potential safety and health hazards.in addition, this has caused considerable related emotional, financial, and interpersonal stress and damages.
Consumers are seeking a full refund of $60,820.50 for breech of contract, to repair damages, to remove debris that vendor has left on the property, restitution for vendor representing himself falsely as a licensed contractor in Putnam County License # PC2442-A, for room and board for the eight week period that the family moved out of the home, and to pay for materials and labor for another vendor to complete the job.

- Drywall completed

- Front door replaced with 1 side light closed off to outside
- New closet finished and door installed

- Tile floor to be repaired due to damage caused by vendors employees

Reading room located on 2nd floor
- Repainted due to vendors substandard workmanship (admitted by vendor, to be done at a later date)

Hall located on 2nd floor
- Finishing trim to be repaired due to substandard workmanship (admitted by vendor, to be done at a later date)

- Caulk line was done incorrectly and needs to be redone (admitted by vendor)
- Ceiling repainted due to wrong paint applied for a bathroom and decorative paint redone due to substandard workmanship (admitted by vendor and was given replacement paint to be applied by consumer)
