I was excited about buying a condo in Cabo. I had heard about all the risks, make sure you get title insurance, real estate agents are not licenced, one from a big name franchise stole money from her escrow account and disappeared, don't buy in Ejido lands, make sure seller's capital gains taxes get paid before any funds get disbursed to the seller (or you might have to pay them), watch out for underreported transfer values, don't buy shares of a company that holds real estate without figuring out the capital gains tax issues, make sure title is clean, etc., etc. I am a lawyer and thought I knew what I was doing. But I got burned badly, along with several others. I didn't realize that escrow agents in Mexico are not bonded.
America Alvarez is the escrow agent at Los Cabos Escrow Services who disappeared with multiple clients' escrowed funds. She used to work with Lulu Jacobsen, the real estate agent who is believed to have skipped town a year or so earlier with clients' escrowed funds. America's boyfriend Leonardo Humphries Millares, accountant for LCES, is believed to have assisted in the fraud. America is possibly in Ensenada or San Diego. Leonardo is believed to be in Monterrey, Mexico.
