We had a refrigerator stolen from our rental unit and the person that stole it left the icemaker line on which flooded the unit. Fortunately the tenant next door heard the water and went over during the night to shut the water off. We went over the next day and sucked up all the water and ripped out the damaged carpet.
The tenant living there moved out within that week and we then hired contactors to come repaint the unit and replace the carpet. At the time we were ready to move another tenant in we noticed that the water damage was more signicant than we originally thought. The cabinets were ruined along with most of the baseboards and drywall. We then decided to make a claim with our insurance since the damage was so significant.
When they adjuster came to look at the property he imediately said that this wouldn't be covered because of the mold. I repeatedly asked that they at least cover the damage that the water had caused outside of the mold remediation cost. He said that he believed that this was not a sudden flood but that we had neglected a small leak over a long period of time.
I provided the adjuster and his manager documentation from my plumber and a proffessional water damage repair company, which they had asked for, which clearly indicating that there was a sudden flood and it was not due to neglect over a period of time. There is no way that there would be water damage accros the room if this was a small leak over time.
They had their mind made up and they had the excuse with mold being there and were completely unopen to trying to trully understand what happened. I have being doing business with Allstate for 12 years and have filed almost no claims outside of hail damage on my roof. This is how I get treated the first time I have a major issue.
