Hsbc is a predatory lending company that works with mortgage brokers that fix documents by forgery and then uses them against you to prove compliance. Hsbc and greentree mortgage stole my life from me by putting me into a bad loan whether malicious or not which i believe it to be malicious in intent. My mortgage was promised a much lower interest rate at 6.75 i had a truth in lending of 6.99 and then it was 8.35 at closing. They loan officer explained that i had points for jumbo loan and some other nonsense but out payment looked right so we took it the promised pay of 3,288.00 jumped up to 3,750 and 3,850 yr after because of the sneaky book working of greentree mortgage based in maryland both companies use this ploy tricking you into thinking you will have an affordable payment knowing that when the real taxes come in the payment will go up. This is fine and all but if the reason you refi is to consolidate bills this is a trap. You will never pay your bills now they got you in a trap and stole the equity in your home because you will pay nothing but interest towards the loans anyway. Then hsbc traps you into the loan by refusing to refi the terms forcing you to look elsewhere for a refi. Document provided by hsbc as proof they offered 8.35 interest rate at beggining of loan are back dated in someone in the loan officer at greentrees handwriting and slipped in at closing so it has our signature but not the right date funny since all other doucments have a different date then you go look by harris pagers signature and date and they are the same so he forged the date next to our name to cover the bait and switch on interest. Be careful dont do business with these companies they are crooked and it runs deep management and everyone will stone wall you if you complain knowing there isnt much you can do I have written letters to every agency there is with not much luck this is only way to fight back by warning consumer about there fraud. Our credit scores by the way are over 720 780. Having no choice but to refi because of the escrow shortage we had to pay over 30k in prepay penalty and refi cost no money to borrower either. These companies play it off as innocent mistakes or that taxes go up. They are trained to do this it works out to well for them and to bad for the borrower. Never use hsbc or greentree mortgage services. They will RIP you off! I have to pay interest on a prepay penalty that was never disclosed to me except my a check box buried under 100 pages of documents and with no mention by the lender closer or loan officer as to its consequence. And when I told hsbc about it they say will respectfully decline to refund your contractual prepayment penalty. Ya we decline to give you your money back. All after collecting over 3,000 dollars a month of interest. On a 385,000 loan with credit scores of 720 -780. Think they are predatory lenders. Bet your last dollar they are and they will get your last dollar. Dont let your loan be bought by hsbc if it is be sure they will find ways to steal your money. Stay away from hsbc and greentree mortgage. And make sure you mortgage broker is FHA. Email me for class action [email protected] against HSBC or GREENTREE MORTGAGE lets fight back against big corporations that steal your money with a pen! They also send your bills late so you rush to get it out and get late fees they say they didnt get your payment and shred it so you get late fees. They have terrible customer service that are rude and dont help. Avoid them at all cost credit cards. Car loans HSBC is the worst thing that ever happened to me in my life.
