Im Losing My House Due To Litton Loan, Can Anyone Help Me? Advice, Attorney?

My loan was sold to Litton Loan, LC and ever since then I have had problems with my account. If there is any law suit against this company that I can benifit from please contact me. I find it almost impossible to communicate with this company, most of the time they just hang up on me, when they transfer my call to another dept, I get put back through the loop and I never get through. Typically in the end, the real person I need to speak to will not accept any phone calls and if I send a fax it usually is lost.

My house is in Ramona, CA. (Where the fires where recently as you probably saw all over the news) I do not live in this house, its a 2 on 1 and I rent out both units to tenants.

I suffered some smoke damage to the units and the tenants didnt want to pay rent until the insurance I had fixed the issue. Well the insurance money came right away, that wasnt the problem... The problem was I needed Litton Loan to sign the check before I could cash it at my bank. I sent the check when it came and Litton Loan told me it was never received. I made the mistake of not sending it with a tracking number. I called to cancel that check and for a second check to be sent out and it finally arrived weeks later and that was sent out with a tracking number. Then Litton Loan mysteriously found my first check and that they didnt want to sign for either checks since there were two so this delayed the issure more days.

When sending a fax to Litton Loan, make sure you keep the phone number of the fax machine (Kinkos or UPS Store or?) because this is how they file the fax number (not your Litton account number... How stupid is that?)

Anyway, long story short, when I finally was able to get the money, I was behind on payments, now they are charging me all kinds of fees... I got on their repayment plan which I no longer can afford... And honestly at this point, since its not my home, I can care less if I lose the house. I just dont want to own it anymore.

So whats my best option? Someone told me short sale. So I tried it. I got a number from a sign I saw... Avoid forclosure... Near the grocery store. They signed me up... Then I never heard back from them... I called and called and they dont return my calls... Then someone told me to try a Deed In Lieu of Forclosure. So I found a DIL form online that I retyped with my info online and Im ready to send it over via fax.

My front tenant said he would move on the first, however he may try to squat on me, I will know in a week. The other tenant is month to month and I just need to give her a thirty day notice to vacate and allow her to use her deposit as a last months rent and then thats settled. I dont think I should re rent out these units and keep the rent which I thought about doing, since this may dely the Deed In Lieu of Forclosure...

An attorney in Hollywood did contact me and said he would handle everything for $1250.00 whether a deed in lieu of forclosure or to modify the loan. However at this point I just dont want to be a landlord anymore.

I can not stand the unprofessional Litton Loan company that I pay mortgage to, I cant stand the tenants complaining and being a landlord, and the stress that effects my new marriage and family, as well as my home business I try to run with the little patience I have left.

If there is anyone reading... And you immediately know of something I am not aware of or someone that could help me or a law suit that I can get reimbursed with or a trick I could try or what have you then please send me an email or something please.

The deed in lieu of forclosure I can do myself and dont need an attorney for.

Its the $15,000 in property taxes that I never paid or can ever pay in the future that really freaks me out. Its Litton Loan that might try to make me pay for things after the deed in lieu or maybe they may not allow me to do a DIL. So, then what?
