Complaint / Review
PIF Enterprise - Mr. Wood - Mr. Wallace - Mr. Wilder
Ripoff breach of contract on offer to purchase real estate, incompetent

I am the executive representative of my deceased mothers estate at 13022 Foley street and it was my responsibility to sell the estate representing my brothers and sisters as soon as possible. I am also responsible for closing the case in Probate Court as soon as possible for this estate. Yes, Mr. Wallace knew this house is in Probate Court. I opened this deal June 16 with Mr. Wallace, of whom had represented you and your company (PIF Enterprise) by offering the Highest Bid of $55,000.00 on this property at 13022 Foley street.

Therefore, stopping the bidding process for any other acceptance of bids from anyone else. Mr. Wallace knew and agreed to purchase this property in as is condition, with no implied or express warranty, as written in the Offer to Purchase Real Estate contract. Also as written in the contract is a Deposit of $500.00 to be held at the title company subject to interior inspection.

Mr. Wallace has been very unprofessional with keeping me updated with any progress on this deal and so have you and Mr. Wilder.

After being dragged along with all the deceitfulness for about two months; an appraiser was finally sent out to the estate at 13022 Foley street by the order of Mr. Wallace. For the past month, I've been told by Mr. Wallace and Mr. Wilder that this deal was approved and was sitting in underwriting for some unexplained reason.

Also, during your company's deceitfulness, at no time did anyone try to re-negotiate to a lower offer, they just kept on feeding me garbage from their mouths. Now, this past week Mr. Wilder said that the deal was not approved and don't know if it will be approved. Well, after dealing with your company (PIF Enterprise) for three months and causing me to hold on to this house three months longer than planned, I say enough is enough.

Because you and your company have obviously Breached this contract by (1) it took at least a month before I was told you had attained a mortgage with no proof of this and you were suppose to attain a mortgage within three days; (2) you'd never shown proof of deposit of $500.00 being held at the title company to this date; (3) not closing on the deal. This deal is over and I would appreciate it if you would release the $500.00 being held at the title company to me in a check in my name for wasting my valuable time. I would like this check within five (5) business days after you receive this letter or I will file a complaint with the follow organizations at a minimum:
(1) Office of Financial and Insurance Services
(2) Department of Labor & Economic Growth, Real Estate Licensing

I mailed this letter via certified mail over a week ago and absolutely no response from this company.
