Tom Tokunaga of LB Brokerage is an awful realtor. His
main interest is not in serving the client, but himself. Let me explain:
In the summer of 2004 (when the real estate market was booming) I hired Tom to sell my condo because he told me with confidence that he could get $580,000 for it.
I thought that was a bit exaggerated, but I said,
let's go for $565,000. Well, we listed it
and got no interest. Tom did one open house
and then had other agents do the open houses for him
on other weekends.
On the 2nd month, Tom informed me that the market was taking a dive and that we ought to lower it to 499k. I compromised at $525,000.
After about 2 weeks, Tom informed me that we have an
offer but that he had not read the amount yet and that he would wait until I came to the office.
In hindsight, I realize this was obviously a lie, because he just wanted me to see the offer of $475.000 to tempt me. I countered at 499k and the buyer stayed firm at 475k. Tom thought it was a good offer because
the condo market is taking a "big dive." He told me a
bunch of lies about how there were thousands of condos on the market and that there will be more and more of a supply.
At the time I was ignorant about what was going in the
market and I trusted Tom since he had my "best interests in mind". Or so I thought!
In reality, he just wanted to sell it to get him commission.
Now, I realize that I undersold by at least
50k. The condo market never took a dive as he said.in fact a 810 sq foot condo sold for 465k a few months after mine did. My unit was 1007 sq feet and in much better condition.
I accept some responsiblity for taking the offer but I
think as my realtor, Tom should have never even let me see that low offer. He is supposed to keep my emotions out of it.
Besides all that, Tom is just plain shady. One time
when he answered the phone and when the caller wanted him to take a message, his response was that he is the janitor and that they should call back. All these actions were a sign to me that I should have
stayed away from a lazy, seedy liar like
him.
Do yourself a favor and stay away from Tom Tokunaga of
LB BROKERAGE in Long Beach, CA. Technically he is not a crook, but he is a terrible realtor.
