This woman will contact you about your rental and will want to negotiate down the deposits. Then she will not want to put her common-law-husband on the lease (who is the only bread winner). Her game is that she comes across very professional and sweet and wants nothing more than to take care of your property. She has hit hard times with the economy is looking for a new start to "get her business up and running again". Experienced a recent crime that requires her to have complete privacy and will want you to promise you won't give out her address. All this is because she is running from everyone she owes money including at one point the IRS. This woman trashed my property, I mean literally vandalized the place. Hoarded dogs, threatened me, filed a harassment injunction against me which the judge later threw out for no merit, was a time vampire, tried to get me in trouble with the city the property was located in for code violations (again, no merit). Lied to everyone she could find to say that I had committed crimes and mortgage fraud. The best part is she threatened me weekly with a law suit and said I was the ultimately responsible for one of her dogs deaths which had been ill for a while and was very old. When I obtained police reports for the 16 police calls to the property in about 6 months it showed that she admitted to using meth. The meth may explain some of the aggressive, hostile and paranoid communications I endured during her tenancy. The final total has been a little over $4,600.00 to make the property clean and rentable again. DO NOT RENT to this woman or her boyfriend Lance D. Smith. They are very good at what they do and then when you get a judgement for damages that's the amount of it as "she" doesn't really work and hides all her assets in other peoples names. She never paid the IRS on her $10K income tax lien either so — this gal knows how to work the system and this is your fair warning to not get scammed by her like I did.
