The Ryland Group Did you sign a Memorandum of Agreement-must live in home 1 year befor selling?

Just seeking thoughts... During the Housing Boom in order for Ryland to increase the base price of their housing, they worked with outside brokers/realtors and appraisers to over inflate the true value of the home. They would use faux (straw buyers) who appear to be legitimate buyers and then allowed these initial buyers to list the properties for sale 7 to 8 weeks out from construction completion to unsuspecting families and resell the same home at over inflated values from $52K to $150K in back to back closings. This under the table cash was most families cash down payment which was taken from the conspirators in these instances as payoffs while allowing Ryland the justification to increase base pricing of of the homes and homesites still available. This practice was widespread.in essence, the day you walked away from your closing, you were underwater. These actions by industry professionals is what highly contributed to the turmoil in the housing market crash we are experiencing today. Everyone bought into integrity and trust but instead got raped. This business practice has placed families with a double hit to the housing crash. If you were $100K under last year - families who purchased under this tactic are at least twice that under water during the 2006 time period. The sad thing is no one realizes that this was happening or that this did in fact occur. Are you someone who is affected by this practice? Specifically... Did you sign a Memorandum Of Agreement stating that the Buyer has granted Ryland a right to receive payment from Buyer (Right of Profit Payment) in accordance with the terms and conditions more particularly set forth in the Purchase Agreement and Owner Occupancy Rider thereto if the Property is not occupied and used solely as the Buyers principal or secondary residence for at least one year from the date of Settlement, or is leased, sold of offered for lease or sale at any time during such first year from the Date of Settlement"{This clearly supportsthat Ryland did have a Memorandum Of Agreement in place, and further supports the fact that if it was enforced in all instances, then the fraudulent activity in your communities would not have existed. Written by TCampbell, on 14-09 09:13 I could imagine that would work in there favor and the straw buyers would make the difference and just keep working there way up to a more valuable home and equity. It is a thought and I believe very possible. A win win for the builder, realestate agents, morgage company, buyer and seller, and possible another fake buyer when needed. They would be the ones to get out early when the crash was seen. Or mad that they are stuck where they might not want to be. Living in moldy homes isn't healthy and it costs a lot to replace your windows, siding, and roof. But thats just my experience with our Ryland Home. My opinon and perception of our horrible experience that costs me my health and sanity. Good luck to all. Its not easy being a human... We are so gullible and we just can't walk around being paranoid all the time. That's not normal.

Do you think that they encouraged people who didn't qualify to buy there homes and they would approve them but the deal was they had to sell quick to establish a hirer market value or they had other straw buyers buy from the first straw buyer to ensure market value had risen and other homes could be sold at a higher price inflated fraudently
