Stay away from this apartment complex! Poor quality and illegal activities on property, management does not care!

Stay away from this apartment complex BAD NEWS!!!

On 06/19/09 I signed a 1 year lease at Pheasant Run Apartments. I have "moved out" after only 4 days (YES IT IS THAT BAD)

I was only allowed opportunity to inspect the apartment after I signed the lease not prior, and overall I feel the apartment was in ok condition but not what was expected at all; there were dead bugs on the floor and counters, chipped counters and sinks, tile coming off the wall in the bathroom, grout missing everywhere there was tile, large badly patched holes in the doors and walls and the apartment reeked of smoke. The list literally goes on and on

For the 4 days I was there, I have yet to ever be able to park in my parking space. I have called the office and advised them of this with nothing being done but me being given a notice to put on the windshield of the cars parking there; oh and by the way it's against the lease to have cars parked in my spot towed!

Over the weekend there were several concerning things that occurred as follows; someone dropped glass in the pool area and shattered glass was left there all weekend; no one from maintenance ever came by to clean up the mess or get the glass out of the pool.

My friends who were assisting me move and I were approached several times by residents acting strangely; they were just wandering around the property and parking lots, searching in the bushes for who knows what and asking us for smokes:.

NOW LET'S TALK ILLEGAL ACTIVITY!!! On Monday 06/22/09 I came up to the property in the evening, when I walked up from the parking lot I found 3 men sitting on the power boxes smoking marijuana. I was cat called and offered the drug. I just said no thanks to them and kept walking. The 3 men proceeded to follow me; I went up the stairs into my apartment and the 3 men came up the stairs as well and proceeded to bang on my door. After 10-15 minutes they went down the stairs and proceeded to light up some more drugs and sit on the stairs.

Shortly after they got up and walked off. I did call the police and was told an officer would be out as soon as possible, I called the office to try to get a hold of after hours on site security and there is no option to reach them. I waited in my apartment for another hour before I went out to leave and go back to my moms house I went out and the same 3 men were now behind my building still smoking marijuana, the again proceeded to make comments and followed me out into the parking lot towards my car. I was very lucky another resident pulled in at that point as the 3 men took off when they saw his car

As well yesterday evening my father and I went back to get what little I had in the apartment moved out and there was a group of people in an adjacent building sitting on the stairs passing joints around.

I went to the office first thing on Tuesday the 23rd and was accompanied by one of my friends. I met with the manager Traci Spelts and advised her of the above situations. I have never been treated so badly by a manger in my life, she was neither concerned about the situation happening on this property or by the dangerous situation that I was placed in. She told me that the strange people wandering the property are from the RRR program and they are harmless and she can introduce me to them if needed; she stated that this property is crime free and the safest property she has ever lived at in the 16 years she has been in this business.

Traci further stated she had evicted the 2 men who were following me and doing drugs. I advised Traci again there were 3 men not 2 and I have not even described the men to her so how could she even know who I am talking about. Traci stated that there are issues from time to time and several residents watch out on the property and call her if there are any issues. I advised Traci that has nothing to do with this current issue, the lack of safety and active drug usage on the property, I again advised Traci that I can not live on a property where I am scared to leave my apartment for fear I will be assaulted and that I had not even spent a night on the property yet.

Traci stated that maybe you should spend a night here and get a feel for the place. I again advised Traci 3 men came after me and that was enough of a feel and that I needed to know what options I had. Traci stated she would move me to another apartment but that was it. I advised Traci that was not going to work due to what happened. Traci stated that she would not let me break my lease even though it had only been 4 days and that I would be paying a lot of money and she didn't deal with that stuff to come back tomorrow and talk to Dianna.

I left the office in tears as Traci never even listened to my issues and concerns nor did she take down my name or any information. I came back up to the office about 1 hour later to try to talk to her again. She was even ruder this time around and actually yelled at me during the course of the conversation. I advised her I really just wanted to get this taken care of today and was there any way we could discuss this and come to some type of understanding. Traci said about what. I again went over the whole situation with her and she said you never told me that.

I advised Traci I had told her about everything and she just wasn't listening; and that she hadn't even sat down with me as now both conversations took place in the doorway of the office Traci stated that she would never let me out of my lease and I was going to pay over $1700 to them I advised Traci they were being unreasonable and they are in violation of the Landlord Tenant Act. Traci said well I have nothing to say you can just call Brian Newman I have told him all about you and you can deal with him: She wrote a number on a sticky note and walked off to have lunch with a resident.

I did call and leave a message for Brian and still have gotten no response, and at that point I had no idea who Brian was as Traci never told me he is the district manager of AMC

I met with Dianna today about this issue and she had no idea about this situation at all; Traci had not even told her what happened or that I would be coming down to meet with her. Dianna was very nice and very concerned about the situation and position I was being put in but did state that there was nothing she could do at all and she did not know what to do or why Traci told me to talk to her. She advised me to email Brian to see what can be done as I have not even moved in and the overall seriousness of the situation. I emailed Brian today and have gotten no response either.

This is the worst property and management group I have ever dealt with. They are fully aware of the illegal activities on the property and could care less about it or their resident's safety. They refuse to discuss or handle any issue in a appropriate manner. Stay away!!!
