Hello I am an investor who lost a lot of money with Jim and Robin Carpenter of Carpenter and Associates. They start several companies and operate under several companies so that they can protect themselves personaly. Mr. Carpenter raises money for all of his business ventures through false statements and false appraisals. It is my opinion that he over estimates the value of his properties so that you can think that they are worth more than they really are. Becareful with his slick salesmanship. He buys properties when money from investors like myself and then he holds them for a life time and he brings in so many more investors into the projects that none of the investors ever make any return on there investments. He has a controlled climate storage on Hwy 620 that is not making any money and he is trying to buy out his investors with other investors money, but the value is so out of wack that nobody in there right mind would ever invest into that project. I have knowledge that the investors that are currently involved in that project are very upset with him and are ready to bail out of that project. Every deals he and his wife have been into has required an attorney to defend them because of there lack of business practice. He also claims that he owns so many properties in the Bastrop and Manor area, that when you investigate it he owns nothing. He only has options to purchase those so called properties. He has an option to purchase a piece of property in the Bastrop area that he is promoting an Airport which is called Riverland Airport. Becareful with this project, because he is over inflating the truth about the value and how profitable it will be. Do your own research on any projects he is trying to sale you. He has done a bad deal on a tract of land in Lakeway called Cedar Glen LTD. He purchased this property about 5 years ago and now is trying to build some homes on the property. I have been by to see those homes and the homes are very nicely built but they are asking more than what they are really worth. It is my opinion that because he has so many investors in his deals and has been paying on the tract of land for 5 years that he has over spent on the carrying cost therefore he has to ask for an enormous amount of money on those homes. Becareful when purchasing any home or tract of land from this company, companies or individuals stated here. There is a company called Villa Muse which is a very good project, I have researched it. Mr. Carpenter was trying to raise money for this project and claiming that he was a partner of Villa Muse, upon further research Mr. Carpenter has never invested any money for his supposed partnership. He has nothing to do with it and never will according to my research. That is good for Villa Muse and whom ever invest money with it. If you do your personal research you will find that Mr. Carpenter and his wife Robin Carpenter are always broke and out of money but make claims that they own and operate several businesses and property. They dont even pay there own home on time. There claims of being a large development company is a very false statement and you should beware of what they claim. If you are thinking of doing business with there company do some deep research. Beware
