My wife and I would like to chime in since we have also been jerked around by Altamont Homes (aka System Built Construction, Inc.) and we're not suprised to see other people in the same situation.
Genesis home is a joke. Altamont Homes is a bigger joke.
Here are some of the issues we ran into:
- sloppy construction by Genesis Homes (including: leaking pipes, light switches are not level, I'm not sure electrical would have passed code if the crap they installed was inspected locally, one of our modules did was not level, sloppy drywall)
- incompetent crews sent here to work on our house from Altamont including: a dropped module on foundation, sloppy siding work, damaged overhangs, they left garbage and cigarette butts all over the job site (including one that was snuffed out on the wood framing), improperly installed HVAC ducting (so bad, our house would not heat)
- Altamont refused to pay one of the subcontractors.
- Altamont gave us a shipping estimate of $8,000. Then almost 90 days after they got the shipping bill, they told us we had to pay almost $30,000 for shipping because it was an "allowance" item.
We could go on and on, this is just a really small sample.
Once the house was complete, Altmont suggested we owed them between $30-35k for shipping, mudd sills (they put them in at 3 times the going rate), and the remaining balance on what was due to them for finished work.
After about 10 months of going back and forth with our attorney and theirs, we paid them $2,000 to get them out of our lives. Had we taken them to court we probably could have gotten money from them since they left the house in need of over $30,000 in repairs.
In case you find yourselves in the same situation:
1) Do not pay them any addional $ until you are obliged to by the contract. Victor asked us for partial payments while their crews were still mucking around. Do not pay until all work is complete. I think this saved us.
2) Write down the time, date and details of ALL phone calls you have with Altamont.
3) Altamont will try to pass issues back on Genesis/the factory. This is Altamont's responsibilty to handle NOT yours! You have a contract with Altamont, NOT Genesis. There is no such thing as a "factory issue", they are all Altamont issues!
4) One of Altamont's crews told us "Eric Peterson knows nothing about construction, but he is a good paper pusher." - Keep this in mind.
