We contracted with Jody Denham 7 to build our sun room, the cost $11,620.00. At the end, the sun room we got is not what was promised. We trusted Jody would make it right, but one year and many calls and emails later Jody refuses to fix the problems listed below:
1. The sun room leaks profusely every time it rains. There are multiple leaks from the joins to the roof and from un-sealed areas along the walls and floor.
2. Holes in roof created by crew while installing sun room. To excuse this damage, Jodi says my roof leaks which is absolutely not true. I have had the roof sealed before the sun room was build
and inspected just recently. My roof does not leak, the sun room joints and holes he poked on the roof leak!
3. We asked for an 8 beam bracing the sun room roof to the house roof, Jodi said $400.00 more, we said ok, Jody put a 3 beam.
4. Fake window panels that had to be installed as a work-around after he could not get the size windows needed are not the same size and it looks terrible.in addition, the fake window panels are not flushed on the outside, this poses a problem because we were going to build a decorative-stone knee wall on the outside
5. Doors are not leveled, this causes windows to be hard to open and close 5. Gutter not set on a pitch so water stays there and attracts mosquitoes.
6. Aluminum panels joining house bang when windy because they were not properly braced.
Prior to contract, we explained to Jodi what we wanted, he recommended the design, made the plans and set out to build it. The sun room looks like a patched-up job everywhere. We got fake window panels of different sizes, one is 18 the other one is 23. The windows are all different sizes some are 29 inches, others are 29-1/2,29-3/8 and 30-3/8 inches wide. The aluminum panels by the house are 38 and 38-3/8 wide and not braced in the center as they should be. Any time there is a little wind, these panels bang and bang making terrible noise right in front of our bedroom window.
We tried to talk to Jody on the phone, in person, via emails. We have tried to explain the problems so that we can come to an agreement but in the end we get nowhere. Jody sends an email saying we deserve a good job and he wants to fix it, but then he just wants to apply a little sealant to be done. The last time he came by, on 8/16, after months of dialog, he left abruptly because he did not want to admit that the job was done badly and not at all according to plan or what promised us.
When we tried to show him the problems he became defensive and stormed out. He sent an email afterwards telling me he wanted to fix the leaks. We have tried to be reasonable with Jodi. We put up with the wait, over 1 month - all the while he had his advertisement sign in our front lawn. We put up with shorter windows than promised, narrower windows than promised, broken pavers, roof damage and more but, enough is enough. We had to pay him, not because we were satisfied but because he put a lean on our home during construction, what else could we do? We have given Jody the 3 options below:
1. Build the sun room according to what you promised and the engineering plan.
2. Give us $2,500 refund so that we can hire someone else and have things fixed the way they
should be.
3. Come and fix all the problems. He responded he would come and seal the leaks and brace the aluminum panels, that is all. That is not enough!
If you are planning to hire Jody and his crew, be VERY, VERY careful! You will not be satisfied!
