In June I moved into a lease option house through Daniel Properties in Louisville Ky. I was not sure if I would like KY and my credit was not ready to get a mortgage approved so I did a lease option through Daniel Properties. They seemed to be a fairly reputable company at that time. The credit repair company that they hooked me up with was great and did everything they said that they would.instead of a 3K deposit I was foolish and gave them a 5K deposit and things seemed to be okay. I thought that it was a little strange that they would pay people for their testimonials, they give people 25 dollar gift cards for their testimonials. I never gave them a testamonial as I would not prostitute myself for 25 dollars.
I lived in that house for 23 months, and realized that it was way overpriced for that neighborhood especially in todays economy. Another similar house with a bigger lot just sold for 179K. They had told me if I wanted to break the lease their would be no problem just give them 30 days notice and pay them for the next month, this was about 6 months prior to the end of my lease. It took 5 months for me to find the house my wife and I liked and we moved in to the new house in May. I had called them in April letting them know that we were moving and they now said I wias responsible for the remainder of the lease. Thank God I only had 1 month left on my lease. When I asked them about breaking the lease and giving them 30 days notice, they changed their story said I would need to pay for the last month's rent even though I did not live there. Then after they examined the house they said I owed 10,000 dollars in repairs. Understand this, Their maintenance guy ripped the wall out off my son's closet and NEVER came back to finish the job, the carpet which got torn on the move was old when we moved in and there was NO WAY there was 10K in damages.
Now that my credit score is over 700 they are threatening me with law suits, as they knew I would not want to ruin my credit. I am so not happy with the lies and the threats. They are NOT real estate professionals but PROFESSIONAL EXTORTIONISTS! I negotiated the balance to 4K and paid it last week and received a letter stating that I have been released of all commitments on the lease and property. Please take this as a warning do not deal with Daniel Properties. The best thing is these folks are Mormons (Ladder Day Saints) The people who say they love Jesus, and try to do what Jesus would do and send their children on bicycles to spread God's word to the world... What a joke I never knew of Jesus screwing people.
Remember the testimonials on their website have all been paid for... No one would lie for free
