Rocket Mortgage servicing problems and disputes: the company's own channels and outside complaint routes (checked October 5, 2026)
Rocket Mortgage's own pages, opened on October 5, 2026, set out the routes below. The posts on this site linked to this company were written between 2003 and 2013 about Quicken Loans, the company's former name, so this section starts with the company's current channels.
Who services the loan. Mr. Cooper's website (mrcooper.com; on October 5, 2026 its old help-center address redirected to the home page, which carries a Rocket Mortgage notice and the same FAQ) says: "Mr. Cooper joined Rocket Mortgage. mrcooper.com has been retired - your loan terms haven't changed, only where you go online." It answers "Who services my loan now?" with "Rocket Mortgage. Your loan number and payment details stayed the same," and says to "Sign in or create a Rocket account to manage your loan going forward." Rocket Companies' Form 10-Q says it acquired Mr. Cooper effective October 1, 2025 and that Nationstar Mortgage, Mr. Cooper's mortgage operating subsidiary, was merged into Rocket Mortgage, LLC in the first quarter of 2026.
Phone and chat. Rocket's "Talk to us" page lists these lines and says it "monitors and records your communications with us":

Written disputes. Rocket's "Disclosures and licenses" page, under "Written Servicing Requests," says: "If you have concerns regarding the servicing of your loan, you can send us a Qualified Written Request (QWR), Information Request, or Notice of Error. It must be sent to the address below. Please include your specific concern or question and account number." The address is Rocket Mortgage, LLC, P.O. Box 619098, Dallas, TX 75261-9741, fax (972) 315-8637. The CFPB's page on qualified written requests says a servicer "must generally confirm it received your letter within five business days and respond with an answer within 30 business days," may not charge a fee for responding, and that the address "may be a different address than where you send your payments." The CFPB's page on disputing a mortgage error adds three cautions: do not write the letter on the payment coupon or other payment form ("You might not get the same protections"); keep making mortgage payments as scheduled while waiting for a response; and the servicer may inform the borrower in writing that it will seek an additional 15 days (excluding weekends and legal public holidays) to investigate and respond, so the 30-day period is not always the end date.
If the servicer changed. The CFPB says that for 60 days from the date servicing transfers, the new servicer "cannot charge you a late fee or treat the payment as late" if the payment was sent to the previous servicer on time or within the grace period. It tells borrowers to move any bank bill-pay instruction to the new servicer and to review each statement to confirm payments are credited. This is relevant to loans that moved from Mr. Cooper to Rocket Mortgage; the CFPB suggests sending an information request or notice of error to both servicers if a transfer notice never arrived or payments are not applied correctly. For escrow disputes, the CFPB's mortgage-servicing FAQ says the annual escrow statement must be sent within 30 calendar days of the end of the escrow account computation year.
Applying for a loan. The CFPB says a lender must send a Loan Estimate within three business days of receiving six pieces of information (name, income, Social Security number, property address, estimated property value, loan amount), and that a borrower who wants to proceed must tell the lender, typically within 10 business days of the estimate, after which an application or appraisal fee is typically paid. In a September 28, 2026 press release Rocket Mortgage announced that in the fourth quarter of 2026 it will default to VantageScore 4.0 for mortgages to be delivered to Fannie Mae, Freddie Mac, VA home loans and other eligible mortgages; the company says investment properties, second homes, home equity loans, FHA loans, jumbo loans and some other products will still use FICO scores. This is the company's announcement; we have not tested its effect on any applicant.
Payment trouble. Rocket's Mortgage Assistance page says it offers loan modifications and repayment plans ("usually no longer than 6 months") and gives (866) 316-2432. It also points to HUD-approved counseling agencies (www.HUD.gov or (800) FED-INFO, 800-333-4636) and links to an FTC page from the same section.
Marketing calls, texts and email. Rocket publishes an opt-out form at rocketmortgage.com/opt-out where a person chooses which communication methods to opt out of; the page warns that if the information entered does not match its system, the person "may still receive promotional information."
Outside routes. The CFPB accepts complaints about financial products and services at consumerfinance.gov/complaint (its page says "Most companies respond within 15 days"). Rocket's disclosures page lists state licensing and complaint information for several states, for example the Texas Department of Savings and Mortgage Lending complaint-form instructions. The Justice Department's October 21, 2024 press release says housing discrimination may be reported to the Justice Department at 1-833-591-0291 or [email protected], and to HUD at 1-800-669-9777.
Government actions: Justice Department suit (pending), CFPB case (dismissed), 2021 state settlement, 2019 FHA settlement (status as of October 5, 2026)
Status as of October 5, 2026, from the agency or court documents named. These matters are allegations or proceedings, and a ruling on a motion to dismiss is not a finding about the merits.
Justice Department fair-housing suit (pending). On October 21, 2024 the Justice Department announced a lawsuit against Rocket Mortgage, LLC, Solidifi US Inc., Maverick Appraisal Group Inc. and appraiser Maksym Mykhailyna in the District of Colorado (No. 1:24-cv-02915). The press release says the complaint alleges that a Black homeowner's Denver home was appraised more than $200,000 lower than an appraisal completed less than a year earlier, that the appraiser relied on sales from further-away neighborhoods with larger Black populations, and that Rocket Mortgage cancelled her refinance application after she reported the discrimination; it says HUD investigated and found reasonable cause. The homeowner intervened with her own complaint. On September 12, 2025 the court denied Rocket Mortgage's and Solidifi's motions to dismiss the complaint and the intervenor's complaint; both companies answered on October 10, 2025. On July 31, 2026 the parties jointly asked for a settlement conference and for a stay or extension of remaining discovery and pretrial deadlines, and the court referred those motions to a magistrate judge on August 3, 2026. In a minute order dated August 14, 2026 (docket entry 170) Magistrate Judge Timothy P. O'Hara granted both motions, stating that the matter "is hereby stayed, pending further Order of the Court," and directed that if the parties do not reach an agreement within 7 days after the settlement conference they must file a joint motion proposing amended scheduling deadlines. The docket read on October 5, 2026 showed no settlement conference date, no settlement terms and no judgment.
Rocket Mortgage's suit against HUD (dismissed). On December 4, 2024 Rocket Mortgage sued HUD in the same court (No. 1:24-cv-03368). Its complaint says HUD's interpretation of the Fair Housing Act puts the company "between the proverbial 'rock and a hard place'" because federal appraisal-independence rules limit a lender's contact with appraisers. On March 16, 2026 the court granted HUD's motion to dismiss, writing that it "would also dismiss this case on the basis of prudential ripeness," and closed the case.
CFPB RESPA lawsuit (dismissed with prejudice). On December 23, 2024 the CFPB sued Rocket Homes Real Estate LLC, JMG Holding Partners LLC (The Jason Mitchell Group), 45 brokerage affiliates and Jason Mitchell, alleging violations of the Real Estate Settlement Procedures Act (E.D. Mich. No. 2:24-cv-13442). The CFPB's page says: "On February 27, 2025, the Bureau filed a notice of dismissal voluntarily dismissing the action against all defendants with prejudice, and on February 28, 2025, the court dismissed the case with prejudice." The page gives no reason. A private class action filed in January 2026 (see the litigation section) raises related steering allegations.
Multistate advertising settlement (2021). The Washington Department of Financial Institutions announced on September 23, 2021 that it and regulators from 11 other states settled with Rocket Mortgage, LLC (formerly Quicken Loans, LLC) after a multistate investigation of advertising practices. The settlement required a $500,000 penalty to the participating states, clear disclosure of discount points and their dollar cost in rate advertising, updated telemarketing scripts, and ceasing certain adjustable-rate advertising the states contended could be misleading. The agreement says the company consented "without admitting or denying any charges of noncompliance with any federal or state advertising laws." Washington's release also notes a 2016 consent order with the company over advertising.
FHA False Claims Act settlement (2019). The HUD Inspector General's summary says that on June 3, 2019 Quicken Loans entered into a settlement agreement with the federal government to pay $32.5 million over the origination and underwriting of FHA-insured loans between September 1, 2007 and December 31, 2011. It states: "The settlement was neither an admission of liability by Quicken nor a concession by the United States that its claims were not well founded."
Mr. Cooper (Nationstar) order, 2020, before the acquisition. The CFPB's page says that on December 7, 2020 it filed a complaint and proposed stipulated judgment against Nationstar Mortgage, LLC, which does business as Mr. Cooper; the court entered the order on December 8, 2020, requiring about $73 million in redress to more than 40,000 borrowers and a $1.5 million civil penalty, and state attorneys general and regulators settled the same day. This predates Rocket Companies' October 1, 2025 acquisition of Mr. Cooper; the order's terms on successors were not reviewed.
No other federal or state enforcement action naming Rocket Mortgage was identified in the sources checked on October 5, 2026 (the CFPB enforcement pages, Justice Department and HUD releases, the Washington regulator's releases and Rocket Companies' SEC filings); state-by-state enforcement databases were not all searched.
Company background
Identity. Rocket Mortgage's website footer reads "Rocket Mortgage, 1050 Woodward Ave., Detroit, MI 48226-1906. NMLS #3030," and "Lending services provided by Rocket Mortgage, LLC." Its NMLS number is stated by the company; a lookup on the NMLS Consumer Access site was not completed on October 5, 2026 because the site presented a bot check. Rocket's disclosures page lists state licensing details, for example Arizona mortgage banker license BK-0902939, Illinois residential mortgage licensee MB.0004127 and Maryland mortgage lender license 5357.
Ownership. The company states that Rocket Mortgage, LLC, Rocket Loans, LLC, Rocket Close, LLC and Rocket Money, Inc. "are separate operating subsidiaries of Rocket Limited Partnership," and that Rocket Limited Partnership and Redfin Corporation are wholly owned subsidiaries of Rocket Companies, Inc. (NYSE: RKT). Rocket Companies' Form 10-Q lists the parent's address as 1050 Woodward Avenue, Detroit.
History and names. Rocket Companies says its flagship business, "now known as Rocket Mortgage, was founded by Dan Gilbert in 1985." Regulators and courts refer to Rocket Mortgage, LLC as formerly or "f/k/a" Quicken Loans; a Rocket disclosure for New York states that the "Quicken Loans" trade name is not authorized there for mortgage origination. The date of the name change was not verified. Rocket's 10-K describes Rocket Close as formerly Amrock, the title and appraisal-management subsidiary.
Acquisitions. The Form 10-Q says Rocket Companies completed the acquisitions of Redfin on July 1, 2025 and Mr. Cooper Group on October 1, 2025, and that Nationstar Mortgage was merged into Rocket Mortgage, LLC in the first quarter of 2026. It reports unpaid principal balance of loans serviced (excluding subserviced loans) of $1,213,607 million at June 30, 2026.
Company claim. Rocket's website describes the company as "America's largest lender," with a footnote basing that on 2025 HMDA-reported loan origination unit volume, excluding correspondent loans.
BBB name listing. BBB's Rocket Mortgage profile lists "Mr. Cooper" as an alternate name.

By keyword match, 202 of the linked posts mention a deposit, good-faith fee or appraisal fee, 62 mention an appraisal valued lower than expected or disputed, 45 mention a loan denied, delayed or not closed after approval was indicated, 39 mention rate, terms or fees changing after application, and 23 mention high-pressure sales or repeated contact. These are keyword counts of what writers said, not findings, and the posts predate the company's current servicing business.
CFPB Consumer Complaint Database. The database lists 9,315 complaints naming "Rocket Mortgage, LLC," received from December 13, 2011 to September 29, 2026, with 3,678 received since October 4, 2025. By product, 7,958 are "Mortgage"; 696 are "Credit reporting or other personal consumer reports," 439 are "Credit reporting, credit repair services, or other personal consumer reports," and 136 are "Debt collection." The most frequent issues were "Trouble during payment process" (2,903), "Applying for a mortgage or refinancing an existing mortgage" (1,634), "Struggling to pay mortgage" (1,121) and "Closing on a mortgage" (752). Company responses: 8,885 closed with explanation, 244 closed with monetary relief, 34 closed with non-monetary relief, 19 closed without relief, 115 in progress; the database marks 9,274 as timely and 41 as not timely. The CFPB does not verify the facts in each complaint. Complaints about Mr. Cooper Group Inc., Nationstar Mortgage LLC and Rushmore Loan Management Services LLC appear under those names and are not included in these figures. On the BBB profile for Rocket Mortgage (headquarters), Detroit, BBB shows an A+ rating and BBB Accredited status, 2,884 total complaints in the last 3 years with 911 closed in the last 12 months, and 2.28 out of 5 from an average of 2,530 customer reviews. BBB's page data gives the accreditation and file-opened date as February 20, 1986. BBB says customer reviews are not used in the letter grade.
Trustpilot. Trustpilot shows a claimed profile with a paid subscription, 4.4 out of 5 from 42,233 reviews, 3,853 of them in the last 12 months. It states that the company invites its customers to review, whether positive or negative, and that the company replied to 99 percent of negative reviews.

Lawsuits and rulings: steering class action, Alig appraisal case, Dahdah arbitration ruling, Mr. Cooper data case (status as of October 5, 2026)

Waller et al. v. Rocket Companies, Inc. et al. (E.D. Mich. No. 2:26-cv-10270, pending). Filed January 26, 2026 by three homebuyers against Rocket Companies, Rocket Mortgage, LLC, Amrock Holdings, LLC and Rocket Homes Real Estate LLC. The complaint pleads a RESPA count and an unjust-enrichment count for a proposed nationwide class of people who, from January 1, 2019, bought a home and used Rocket Mortgage or Quicken Loans to finance it. The defendants' motion to dismiss and to strike paragraphs was fully briefed by May 18, 2026; the docket pages read, with entries through August 21, 2026, showed no ruling and no class certification.
Alig v. Rocket Mortgage, LLC (4th Cir. No. 22-2289, appraisal-independence class action; mixed result). A West Virginia class action over refinance appraisals from the Quicken Loans era. A class of 2,769 loans had been awarded more than $10.6 million in the district court. On January 23, 2025 the Fourth Circuit reversed the class certification and damages under TransUnion v. Ramirez, directed that the case "proceed hereafter only as to the individual named plaintiffs," affirmed the named plaintiffs' statutory and conspiracy judgment, and remanded their contract claim; one judge dissented. The plaintiffs' certiorari petition (No. 24-1218) appears in the "Certiorari denied" section of the Supreme Court's June 30, 2025 order list.
Dahdah v. Rocket Mortgage, LLC (6th Cir. No. 24-1910, Do Not Call class action; procedural ruling). The plaintiff alleged unwanted calls after using LowerMyBills.com. On January 26, 2026 the Sixth Circuit held that clicking the site's button formed an arbitration agreement and that the district court "should have granted Rocket's motion to compel" arbitration. The ruling decides where the dispute is heard, not whether the calls violated the law. Rocket's 2025 Form 10-K describes the TCPA's private right of action ($500 per call or text, up to $1,500 if willful) as a risk to its business.
Cabezas v. Mr. Cooper Group Inc. (N.D. Tex. No. 3:23-cv-02453, data-security class action against Mr. Cooper Group and Nationstar; pending). Filed November 3, 2023 after the October 31, 2023 cybersecurity incident Mr. Cooper disclosed; later cases were consolidated with it. The docket showed class-certification briefing and discovery motions through September 10, 2026, with no class ruling or settlement on the page read. The defendants are the Mr. Cooper entities; Rocket Companies acquired Mr. Cooper after the case was filed.
Business dispute, not a consumer case. Rocket Companies' Form 10-Q (Note 11) reports that in a long-running Bexar County, Texas dispute between its Rocket Close subsidiary and HouseCanary over appraisal software, a jury returned a verdict of $175 million for HouseCanary on March 6, 2026, that judgment had not been entered, and that the company "plans to continue to vigorously defend this case."

Rocket Mortgage, LLC is a Detroit mortgage lender and servicer. Its parent, Rocket Companies, Inc., is listed on the NYSE (RKT) and files annual and quarterly reports with the SEC. The company's pages state NMLS #3030 and list state license details, and BBB shows the Detroit headquarters profile as BBB Accredited with an A+ rating, alongside the complaint and review figures in the complaint record above.
The record also includes a pending Justice Department fair-housing suit that the company is defending, a CFPB RESPA case that was dismissed with prejudice in February 2025, a pending private steering class action, a 2021 multistate advertising settlement and a 2019 FHA settlement, each described above with the company's position where a primary document states it.
