I recently was downsized from Sears Corporate offices in Illinois June 24 of this year. I contacted Aurora Loan Services Inc. Immediately. I advised that I no longer had a full-time position and that I had to file unemployment. I advised Aurora Loan Services, Inc. That Sears would honor me with a small severance within a few weeks of leaving the company, and I would bring my mortgage current.

I was advised to send in paperwork justifying my current income, monthly bill payments, a budget breakdown including past due credit card, hospital bill payments. To make a long story short, I was advised by Aurora Loan Services that they understood that home owners were losing their jobs at a high rate. Aurora Services suggested that I participate in something call their Loss Mitigation Program where I didn't have to pay towards my mortgage for (3) months. Prior to entering into this agreement I was delinquent of $1700 due to servicing car problems and kitchen sink plumbing problems. I was told to only pay the late fee charges of $92.00 and the delinquent balance would be evaluated depending on the decisions from Aurora Loan's Loss Mitigation coordinators. I was also advised to review a six page document mail to me indicating detailed rules; which HUD would approve the delaying of my mortgage payments.

I received my original letter from Aurora Loan Service's Loss Mitigation department on July 28 detailing the restrictions of the Loss Mitigation Program for my delinquent mortgage payments. I had to review the document, attached all of my paperwork, sign the agreement document, and then mail the agreement document by a certain date for me to participate in the Loss Mitigation Program. I was asked to contact Aurora Loan Service Loss Mitigation department monthly to keep the Loss Mitigation coordinators informed of my working status and if my income. I did that monthly.in the meantime my Dad passed away September 18, from complications of diabetes. I assisted my Mom with finalizing my Dad's personal business after his death. I received another letter from Aurora Loan Services Loss Mitigation department, dated September 30, to forward updated paperwork to reassess my unemployment situations. On this particular letter I was advised to not contact Aurora Loan Services 10-15 days to give them enough time to review and reevaluation my submitted information. My participation in the Loss Mitigation Program was to end October 31. Because I was getting worried about not receiving a call or letter in the mail concerning my status, I contacted Aurora Loan Service's Loss Mitigation department to inquire about my status. I spoke with a collection person Ms. Sherri Vonholt from Loss Mitigation; who was very unconcerned about my situation, and stated there was nothing else Aurora Loan Services Loss Mitigation Program could do my situation, because I did not have a secure job, and I should have been able to secure another full-time position within the (3) months allowed not to pay towards my mortgage. I was also advised by Ms. Vonholt that unless I submitted $4517.15 prior to November 1, I would lose my home and foreclosure procedures would begin starting November 1. Ms. Vonholt also advised if I submitted $5417.92 (which would include my November payment) my account would become current, and I would no longer need assistance from Loss Mitigation regarding my mortgage.

So my point is that Aurora Loan Service suggested the Loss Mitigation Program where I didn't need to submit mortgage payments for (3) months, why am I required to pay $5417.92 to keep my home from going into foreclosure. On the September 30 documentation received from Aurora Loan Services Loss Mitigation Program, two programs were indicated: Loan Modification, which are changes in one or more of the terms of a borrower's loan, and a Partial Claim Option results in a lender advancing funds on behalf of a borrower in an amount necessary to reinstate a delinquent loan, (not to exceed the equivalent of 12 months principal, interest, taxes and insurance (PITI). A promissory note is required payable to HUD, and they are interest free and are not due payable until the borrower either pays off their first mortgage or no longer owns their property. This process allows the loan to be reinstated, but due to Aurora Loan Services collection agency tactics, only a chosen few will qualify. Also I am a first time home owner and I've been in my home since November. I loose my job and Aurora Loan Services uses tactics to force me to go into foreclosure so they can secure my property.

My last comment is that if I had not taken the time to contact Aurora Loan Services regarding my evaluation for continuing in the Loss Mitigation Program, I would not have heard from Aurora Loan Service Loss Mitigation coordinators until November. I was advised that Ms. Sherri Vonholt was a collector of mortgage debt and she had 90 days (3) months to settle my account to bring it current so she would receive credit for settling this delinquent mortgage, and move my paperwork off her desk to pursue other delinquent accounts for Aurora Loan Service. So you see the (3) months provided to me to participate in the Aurora Loan Service Loss Mitigation Program was not directed towards my benefit.

Aurora Loan Services Inc represents the middle class America that George Bush does not see or care about!
