In June I financed my house with Ameriquest that I had a land contract on. I was told by my loan officer that due to the fact that I had past medical bills on my credit that they would be the only company that would be able to finance me and that they would take care of all of my past due bills and help me out of debt while financing my house.
During the loan process he change the terms before closing three times. He said that he found a lien on the property from the woman that we were doing the land contract with for the sum of $2700.00, a judgement that she had not paid. He said that in order for us to get the house that we had to pay it, and he added it to our loan. Then after all was said and done we never got a copy of our deed and found out in late September that they never sent the deed to the title company therefore the deed hasn't been recorded with the county.
Not only that they have not returned my phone calls to get this situation fixed, and according to the title company there has been a refusal by Ameriquest to send over the deed after numerous requests. And recently after reading articals about preditory lenders I decided to have a look at my closing papers they have me paying $5,234.21 just in costs to them. And they never went over where all the amount financed were going. I have never bought a house before and I am completly clueless about how these things are handled and I know that they have taken atvantage of that fact.
The price that was agreed upon in the Land contract was 49,000 and there were a number of medical bills that added up to around 3,000, they paid off my car (which I was never behind on) thats 7,000, 2,700 to the previously stated judgment that was not mine. The amount in the end after being changed three times was 67,950.00 with a 9.550% adjustable rate. This is for a house in an area that most homes are worth between 45,000 to 50,000. How was my house appraised for 75,000? I need help, if someone can contact me with a name of a good attorney I would appriecate it.
