Kirk Ruddle provided a preapproval letter in which he stated "Based upon his Credit Profile and Income information provided * has been pre-qualified for a FHA Loan for the above listed address.
Kirk was asked by the selling realtor about *'s credit and Kirk said it was fine, everything was going smoothly. Over the next 8 weeks, Kirk was asked repeatedly about the loan, and replied that everything was going fine and the loan would be ready by mid-December.
Based on Kirk's letter and verbal reassurance, the seller evicted their renter in December, made requested upgrades and repairs to the house, and moved everything out of the house into storage. The seller spent over $2,500 based on Kirk's written word. Kirk's word is useless.
Kirk had done nothing in those 8 weeks but lie. When Kirk finally ran the Credit Profile in late December, he discovered a 150 day late mortgage payment on the buyer's Credit Profile. The same Credit Profile he has supposedly reviewed 10 weeks earlier. The loan was unable to be processed because of the 150 day late payment.
Kirk Ruddle is worse than useless, he deliberately lies and deceives.
