Ripoff did not pay property taxes

In Feb we bought our first home, quite a feet at 40 & 41 years old. We have 4 children 1 biological and at the time 3 foster children in June we adopted our 3 foster children forever making them a permanent part of our family! In the first 6 months of our mortgage it was sold 3 times landing finally at Litton Loan Servicing. This company has been a nightmare to do business with... You are given the run around every time you call you can NEVER reach the same person twice even if you have a full name and department the majority of the empoyees that you do speak to are rude and indifferent, clearly with no customer service training.

In Oct an "Escrow Account" was attached to my mortage... At my request to pay my property taxes. My payment increased by $263 a month in order to pay my property taxes... I completed the form Litton sent with all the requested documents. $263 times 14 months totals $3,600. Now in January I am a breath away from losing my home, thus being homeless with the very children we comitted to a life of permancey.

You see on Dec 29 a tax lien was placed against our home for failure to pay our taxes. I have since been informed by Litton that the "Escrow Account" was being used to pay Homeowners Insurance NOT my property taxes. Even though I have faithfully paid my insurance since buying our home, and had my insurance company send proof of insurance to Litton on more than one occassion they have been paying "forced" insurance not my property taxes. My insurance company has faxed proof of insurance to Litton including the confirmation "Fax" sheets that they were sent in the past & accepted. Litton says they never received them.

On 12/19/04 I tried to make my December payment on-line as I have done for the past year and a half, and it would not allow me to go to the payment screen. Thier records indicate that they did not recieve my November payment on-line, which is reflected in my bank account when I tried to make both the Nov & Dec payment over the phone they would not accept them because I was in "foreclosure" due to non payment of my mortgage and now there was interest, late fees AND a $1,200 lawyer fee that had to be paid IN FULL. Two months of mortgage payments of $1,025 was now going to cost me $4,282 in full to bring my mortgage current.

We were in the process of a refinance in order to pay off some credit card debt and combine our fist & second mortgage NOW with the tax lien and forclosure showing on my credit report our credit score is so low that we can NOT qualify for a loan with a "decent" company. Litton has offered to "work with us" but at very hight interest rate, depending on what we "qualify" for, this is less than helpful since we still have a tax lien of $6,000 against our home that is due by 1/29/05, so even if we did re-do the loan with Litton we would lose our home due to the tax lien we can not pay, because Litton was not paying our property taxes there has been late fees and compounded interest added!

Anyone with a helpful suggestion would be greatly appreciated. We considered the children we adopted to be our "mission work" right here making a difference and now we could lose the very security we were hoping to provide for them... A permanet HOME!
