Was Hired on 4/8 by Owner of John Granda's Constructions services to do all the Plumbing & Havc for a new Home being built @ 1670 Hillcrest ln Aston Pa 19014. We started the rough in of all plumbing & Hvac equipment while the house was being constructed (Stick Framed) When i and my Hvac lead Tech met Mr granda on site to go over the layout of the house for the plumbing and Hvac duct work, I noticed that he could not look me straight in the eye when he was talking to us or When he was answering our Questions. When i noticed that i ask my head tech who has worked for me over 20yrs if you got the same feeling i did about this Guy. His response was yes and that we need to make sure we dot our i's And cross our T's when we write this estimate for him. I've Been in this Business for over 30 years now and have had many Builders try & rip me off and some have succeeded. Well with this in mind i made sure that i wrote the contract and worded the contract stating that i would be the one to do all the Rough finish work for this price $22,990, 00 and the rough plumbing work for $12,990, 00. Builders Such as Mr Granda on to many occassions will have you pull the permits and get the necessary inspections on all the rough Plumbing & Hvac work and then they will try & finish the finish plumbing & Hvac Work themselves. Trying to cut the plumbing & Hvac contractor out of the finish work and any rough in balance due by saying they did the finish work and will not pay the final balance on the Plumbing & Hvac work. The whole time knowing that they only needed you to do the rough work and they would ride on your permit to do the finish work themself... I just knew this was going to happen and i told my men this was going to happen. So as i stated above Granda's construction services of Aston Pa did do what i had mentioned. Granda only paid part of the price of the job also he loaded up extra's on the job pushing the total of the job to $29.276.00.. Out of that total amount he paid $18,000, 00 leaving a balance of $11,276, 00. I agreed that i would send my men out to finish up on the Hvac side of the contract knowing the whole while that he thought he could beat me out on the remaining rough monies and he would finish all the plumbing and not pay the final balance of the rough plumbing that was still Due. We finished up the portion of the Hvac work and while that was going on he and his workers started to do the finish plumbing work on my permit we came into to fine tune the Hvac equipment after a weekend and low & behold on that monday all the plumbing finish work was completed. So as I said earlier he could not look me or my men in the eye and new he was up to NO GOOD... So we sued him in superior court media pa 3/19 for $12,276, 00 and Tryed to serve him the court papers with no Luck he would not accept the Sheriff's delivery of the papers on 3/28. On 6/14 a judgement was entered against Granda's Construction for failure to file a answer. On sept of this year we Leined his bank accounts through the court of common Pleas in media pa.
