After receiving a slew of Out of the Box emails where scammer Charlie used the scare tactic to push realtors to be concerned about their financial future, I caved. Here is the email I recieved from his wife, Terri on 1/28 after my $1,295 purchase. Previous to purchasing this website, I had purchased the $1000 gift cards and advertising templates for $500 late 2007.
"Thank you for your recent purchase of the Charlie Nicks Website Home Page.
You will receive a Custom Designed Charlie Nicks Home Page.
You will receive coordinating templates for subsequent pages in your website.
You will receive free of charge any small changes to the Home Page.
Any large changes will be charged the current rates at that time.
The Home Page will be designed. You will need to approve the design. After approval, an HTML of the Home Page will be created and provided to your Web Hosting company. The Home Page will be built to maintain its current functionality to alleviate any additional charges by your Web Hosting company. If you wish changes in the Home Page be made to accommodate new functionality, those charges with your Web Hosting company will need to be negotiated by you.
Purchase price - $1,250.00
Completion Date February 29.

High Resolution Logo and any other trademarks you wish to use in the site.

On 3/1 I received the first set of rough drafts from Charlie Nicks that were jpegs I was supposed to fit into my current top producer website. I wanted several changes and over the course of the next few months his correspondence was less and less.
He never fully delivered what his comapny said they would do for the $1,250 I spent. On 9/5 I received this email from Charlie Nicks then never heard from him again.

Hope you're doing good. Have some bad news - we're out of business. The economy and it's unceasing grip on real estate has hurt the agents and companies so bad, for so long, most of our market now has no money. A sad thing % when a 25 year old firm bites it. But, it's happening everywhere, GMAC is filing for bankruptcy, everybody got a haircut.
You know, I admire that you're such a tiger and that you've tackled this market. I especially enjoyed our email communications, you're a firecracker and just the kind of person who will be taking over the real estate industry in the future. There are a lot of great young people in this business now, and they're taking this business over with fresh new ideas - you be one of them!
We're going to put all your work to date on a CD and send it to you in case you want to have it finished, we can't finish it now as I don't have any IT guys anymore.
, I am very sorry we couldn't finish this work, it's a little embarrassing to go out of business, I know you understand what I am saying...
