I purchased a house from Econo homes about a 7 months ago. The place was a fair deal but they did not record their deed for 6 months. Therefore no one recognized me as the owner. Tried to negitiate with the HOA - can't do it if you dont own it, try to get a permit cant do work on the property if you dont own it. Long story short, the HOA started legal proceedings to get the property around the 4th month in, 2 weeks prior to the sale date Econo finally recorded their deed, i recorded my deed shortly their after and avoided a toal loss (i only lost 40K). 80 percent of Econo's deals have an hoa, and from talking to other investors they DO NOT record there deeds in timley fashion at all. Only buy from them is they can provide you with a deed at closing - THATS ALL.
